A Project Director is an essential member of the development team with overall responsibility for the delivery of complex masterplans and developments. This role is exciting, rewarding, and challenging, requiring experience in delivering complex, long-term, and sustainable places.

The Project Director will have excellent communication skills and be able to form strong relationships with partners and other stakeholders. They will directly manage a Project Manager, and the ability to lead a team is essential. The Project Director will contribute to work winning and work closely with the Director of Project Management, Regional Director, Development Managers/Directors, and New Homes Team to ensure successful project delivery and continued business growth throughout the North West.

Responsibilities:

The responsibilities for a Project Director are wide-ranging, ensuring successful delivery of developments and business growth. The Project Director will work with a Senior or Project Manager to ensure the successful delivery of individual projects within a wider development masterplan while maintaining overall responsibility. Exact responsibilities will change depending on specific project requirements, including:

  • Leading work bidding for new developments alongside the Development Management team.
  • Establishing procurement strategies for projects and ensuring compliance.
  • Establishing governance procedures to ensure developments are controlled within budgets and delivered to meet stakeholder requirements.
  • Managing the development budget to ensure the project proceeds within agreed costs.
  • Leading on establishing and concluding necessary third-party agreements, agreements for lease, and funding agreements.
  • Ensuring neighbourly matters (rights to light, party walls, etc.) are understood and progressed as required.
  • Taking overall responsibility for delivery in accordance with protocols and gateway approvals.
  • Establishing procurement strategy of main contractors and overseeing conclusion of building contract documentation.
  • Establishing insurance requirements and ensuring these are procured.
  • Managing the approvals process to allow a start on site in accordance with protocols.
  • Establishing quality requirements and arrangements for monitoring construction quality and compliance with the client’s brief.
  • Managing payments under the building contract, drawdowns under funding agreements, and cashflow expenditure.
  • Managing the completion and handover process.
  • Managing the completion of any snagging/defects.
  • Providing progress reports for board meetings and forecasts.
  • Attending and contributing to regular scheme reviews and quarterly forecast meetings.
  • Ensuring lessons learnt from projects are shared with colleagues.
  • Developing key relationships with partners and the regional property/construction market.
  • Building an understanding of general market conditions, challenges, and trends to share with the team.
  • Considering areas for innovation, carrying out research and development, and challenging current ways of working and procedures.
