We are looking for a Pre-Contracts Manager to join a Design and Build company that specialises in office design and fit out. They are a highly experienced team that deliver practical, sustainable solutions built for long term performance.

The pre-contracts Manager will report into the Project Director and proactively lead all internal technical design, pricing and contract matters from tender stage to adjudication and attend all client meetings and presentations. Please note this is a permanent position and freelancers need not apply.

Responsibilities:
  • Price all project tenders in-line with the project brief, building parameters and submitted design, ensuring Gross Profit targets are achievable.
  • Work with the Design Director and Architectural Technician on each project to ensure all produced designs are accurate, technically correct, deliverable, and fully costed.
  • Build effective long-term relationships with 3rd party sub-contractors, ensuring best rates and pricing levels are received for all projects.
  • Accurately input pricing and scope of work details into excel documentation and upload to System.
  • Ensure all quotations and technical designs are saved in the relevant project sub folder for ease of access by wider team.
  • Ensure pricing, programme and other required tender information is produced for each tender submission in a timely fashion.
  • Ensure that all Contracts are reviewed, understood, and aligned.
  • Ensure Gross Profit margin requirements are achieved on all projects.
  • Ensure that internal handover and adjudication meetings are well structured, fully attended and in strict compliance to the processes.
  • Produce pre-contract programmes outlining all critical path activities required.
  • Ensure all processes and procedures are followed at all stages of the project lifecycle.
  • Ensure design scheme is compliant of Building Regulations, Planning Regulations and Building Control Legislations.
  • Ensure the allocated team understand the project background, building, scope of works, pricing, timeline, and risks.
  • Comply with all company policies and procedures that relate to anti-bribery, quality, environment and health and safety.
