Cobalt is working with a specialist real estate lender to appoint a Construction Director, providing technical oversight and risk management across a diverse development loan portfolio from origination through to exit.

This is an opportunity to join a well‑capitalised and growing lender with an active presence in the UK development market. The business works across a broad range of residential‑led schemes and places strong emphasis on risk management, collaboration, and informed decision‑making across its portfolio.

Reporting into the lending and portfolio leadership team, you will act as the in‑house technical advisor across all live and prospective development loans.

Key responsibilities include:

  • Undertaking technical due diligence on new lending opportunities, including reviewing counterparties, contractors, and professional teams.
  • Reviewing development appraisals, construction budgets, and programmes to assess viability and delivery risk.
  • Managing external monitoring surveyors and reviewing monthly reports to identify risks and recommend mitigation strategies.
  • Supporting credit decisions through detailed analysis of technical and construction documentation.
  • Monitoring cost and programme performance across live projects and advising on variances.
  • Reviewing and approving drawdowns in line with construction progress and milestones.
  • Undertaking site visits and engaging with sponsors, contractors, and consultants to assess delivery and quality.
  • Supporting portfolio reviews, re‑underwriting, and technical input on workout scenarios.

Skills and experience:

  • Chartered status (MRICS or MCIOB) with a background in Building Surveying or Quantity Surveying.
  • Working knowledge of construction monitoring, development appraisals, and cost management.
  • Experience acting as a Monitoring Surveyor within a consultancy environment.
  • Understanding of lender‑side requirements or advisory work on behalf of funders.
  • Ability to review technical information and challenge assumptions effectively.
  • Strong communication skills with the confidence to engage stakeholders across site and board‑level environments.
