Role

The Senior Quantity Surveyor will support the commercial delivery of a major residential development in Leigh, managing a scheme of ~1,500 units with an infrastructure value of circa £20m.

Key Responsibilities

  • Manage the commercial delivery of a major new build residential development from pre‑construction to final account.
  • Prepare subcontractor enquiry packages, analyse tenders, manage procurement activities.
  • Negotiate and appoint subcontractors in line with budgets and programme requirements.
  • Manage subcontractor accounts – valuations, variations, payments, final accounts.
  • Prepare and maintain accurate cost reports, forecasts and cash‑flow projections.
  • Monitor project costs and identify commercial risks and value engineering opportunities.
  • Ensure projects delivered within budget while maximising profitability.
  • Prepare and submit commercial reports to senior management.
  • Work closely with operational and site teams to achieve commercial objectives.
  • Ensure contractual compliance and effective administration of subcontract agreements.
  • Maintain accurate commercial records and project documentation throughout the lifecycle.
  • Support and mentor junior commercial team members where required.

Qualifications

  • Previous experience as a Senior Quantity Surveyor in residential construction or housing development.
  • Experience delivering large‑scale new build residential developments.
  • Strong understanding of construction contracts and commercial processes.
  • Proven experience managing subcontractor procurement and accounts.
  • Ability to manage project costs, reporting and forecasting independently.
  • Experience working on high‑volume housing developments.
  • Commercially aware with strong negotiation and communication skills.
  • Ability to manage multiple workstreams in a fast‑paced project environment.
  • Degree qualified in Quantity Surveying or Commercial Management (preferred).
  • Good IT skills including Excel and commercial reporting systems.
  • Desirable: Experience with a housebuilder or residential developer, knowledge of JCT contracts, experience delivering large infrastructure or enabling works packages, and mentoring junior staff.
