Role
The Senior Quantity Surveyor will support the commercial delivery of a major residential development in Leigh, managing a scheme of ~1,500 units with an infrastructure value of circa £20m.
Key Responsibilities
- Manage the commercial delivery of a major new build residential development from pre‑construction to final account.
- Prepare subcontractor enquiry packages, analyse tenders, manage procurement activities.
- Negotiate and appoint subcontractors in line with budgets and programme requirements.
- Manage subcontractor accounts – valuations, variations, payments, final accounts.
- Prepare and maintain accurate cost reports, forecasts and cash‑flow projections.
- Monitor project costs and identify commercial risks and value engineering opportunities.
- Ensure projects delivered within budget while maximising profitability.
- Prepare and submit commercial reports to senior management.
- Work closely with operational and site teams to achieve commercial objectives.
- Ensure contractual compliance and effective administration of subcontract agreements.
- Maintain accurate commercial records and project documentation throughout the lifecycle.
- Support and mentor junior commercial team members where required.
Qualifications
- Previous experience as a Senior Quantity Surveyor in residential construction or housing development.
- Experience delivering large‑scale new build residential developments.
- Strong understanding of construction contracts and commercial processes.
- Proven experience managing subcontractor procurement and accounts.
- Ability to manage project costs, reporting and forecasting independently.
- Experience working on high‑volume housing developments.
- Commercially aware with strong negotiation and communication skills.
- Ability to manage multiple workstreams in a fast‑paced project environment.
- Degree qualified in Quantity Surveying or Commercial Management (preferred).
- Good IT skills including Excel and commercial reporting systems.
- Desirable: Experience with a housebuilder or residential developer, knowledge of JCT contracts, experience delivering large infrastructure or enabling works packages, and mentoring junior staff.
