Facilities Manager – Residential Development (900 units)
Introduction
Join a forward-thinking property management business known for delivering exceptional service across large-scale residential developments. This role plays a key part in ensuring a landmark site runs smoothly, safely, and efficiently — keeping happy and standards high.
Role Overview
- Location: Brentford (on-site, free parking)

What You’ll Be Doing
- Oversee the day-to-day maintenance of a large residential development (900 apartments).
- Manage a team of one Facilities Officer and three Maintenance Operatives.
- Plan and coordinate PPMs (circa 1,000 annually), ensuring all works are tracked and delivered on time.
- Lead on contractor management - tendering, reviewing RAMS, issuing permits, and ensuring quality and safety standards are met.
- Manage and plan key projects such as boiler replacements, system upgrades, and lifecycle works.
- Conduct regular site inspections, addressing issues proactively and ensuring compliance with H&S regulations.
- Maintain detailed records and reports covering maintenance, compliance, and risk management.
- Support financial oversight by monitoring development budgets and contractor spend.
- Act as a key liaison between contractors, and senior management, ensuring smooth communication and great customer experience.
Main Skills Needed
- 5+ years’ experience in Facilities or Maintenance Management, ideally within residential, hospitality, or corporate environments.
- Proven track record managing PPM schedules and multiple contractors.
- Strong technical understanding of building systems (fire safety, emergency lighting, HVAC, etc.).
- Confident communicator, capable of engaging with directors and alike.
- Team management experience - leading maintenance or site teams.
- Excellent organisational, planning, and reporting skills.
- Customer service–focused with a proactive, solution-driven mindset.
