The Opportunity

We are currently recruiting for an experienced Site Manager to join an established and growing construction and property services business delivering refurbishment, maintenance and capital works programmes across London and the surrounding areas.

The business works closely with local authorities, housing providers and other public-sector organisations, delivering programmes that bring existing residential properties back into use, improve housing standards and maintain existing assets.

This is an excellent opportunity for a Site Manager with experience in void refurbishments, planned maintenance, residential refurbishment or social housing who is looking for a long-term position with a business that is continuing to grow.

The Role

As Site Manager, you will take responsibility for the day-to-day delivery of residential refurbishment and maintenance projects, ensuring works are completed safely, efficiently and to the required quality, programme and client standards.

You will work closely with Contracts Managers, Project Managers, subcontractors, , clients and other stakeholders to ensure projects are delivered with minimal disruption and to a high standard.

Key Responsibilities

  • Manage the day-to-day running of sites and refurbishment projects.
  • Coordinate and supervise subcontractors and trades.
  • Manage void property refurbishments from initial strip-out through to completion and handover.
  • Oversee planned maintenance and refurbishment works across residential properties.
  • Manage programme, sequencing and short-term planning.
  • Coordinate materials, labour and subcontractor requirements.
  • Ensure works are completed in accordance with drawings, specifications and agreed client requirements.
  • Carry out regular quality inspections and manage snagging through to completion.
  • Ensure compliance with health & safety, RAMS, CDM and company procedures.
  • Maintain accurate site records and project documentation.
  • Liaise with clients, consultants, and other stakeholders.
  • Identify and resolve technical and construction issues.
  • Monitor progress against programme and report any risks or delays.
  • Coordinate inspections, certification and handover requirements.Ensure properties are completed to the required standard and ready for occupation.
  • Maintain a professional and positive relationship with clients and .

About You

The ideal candidate will have previous experience working as a Site Manager within residential refurbishment, planned maintenance, voids, social housing or similar environments.

You should have:

  • Proven experience as a Site Manager.
  • Experience delivering residential refurbishment projects.
  • Voids / empty property refurbishment experience – highly desirable.
  • Planned maintenance experience would be advantageous.
  • Experience working for a main contractor or specialist refurbishment/maintenance contractor.
  • Strong understanding of construction methods, sequencing and site management.
  • Good knowledge of health & safety and construction legislation.
  • Experience managing subcontractors and specialist trades.
  • Strong organisational and communication skills.
  • Ability to manage multiple activities and priorities.
  • Good attention to detail and a strong focus on quality.
  • Experience working within occupied residential environments would be beneficial.
  • SMSTS.
  • CSCS.
  • First Aid.
