As an Operations Manager, you will lead the day-to-day delivery of responsive repairs and voids services within social housing, ensuring operational performance, satisfaction and contractual KPIs are consistently achieved. You will play a key leadership role across the contract, driving quality, compliance and service excellence while supporting the performance and development of operational teams.

What You’ll Deliver
  • Lead the delivery of responsive repairs and voids services, ensuring works are completed safely, efficiently and to agreed standards.
  • Build strong relationships with clients and stakeholders to deliver high levels of customer satisfaction.
  • Monitor operational performance, including WIP, aged jobs, follow-ons and appointment management.
  • Ensure contractual KPIs, compliance standards and service delivery expectations are consistently achieved.
  • Manage labour, subcontractors, scheduling and materials to support operational and commercial performance.
  • Lead and motivate Supervisors, Administrators, Liaison Officers and operatives to deliver high-quality services.
  • Support recruitment, training, retention and development across operational teams.
  • Promote a strong health and safety culture, ensuring compliance with all relevant legislation and procedures.
  • Manage complaints, disrepair cases and escalations to ensure timely and effective resolution.
  • Attend client meetings, providing operational updates and maintaining positive working relationships.
  • Maintain accurate reporting and support continuous improvement initiatives across the contract.
About You
  • Strong operational management and leadership skills with the ability to motivate, coach and develop teams at all levels.
  • Experience within responsive repairs, voids, housing maintenance or property services environments.
  • Strong understanding of contract management principles, KPIs and service delivery within a repairs and maintenance setting.
  • Knowledge of NHF SOR codes and commercial awareness within a contract environment.
  • Strong understanding of Health & Safety legislation, compliance requirements and safe working practices.
  • Ability to manage a high-volume workload and adapt to changing operational priorities.
  • Excellent communication, organisational and stakeholder management skills.
  • Confident decision-maker with strong problem-solving and analytical abilities.
  • IT literate with experience using job management systems and Microsoft Office applications.
  • Full UK Driving Licence.
  • DBS check required where applicable.
