Main contractor seeking an experienced Externals Manager to join the team on a £50M residential development in Henley-on-Thames. The project consists of the demolition of an existing office scheme and the construction of a new extra care retirement village comprising 100 residential units alongside extensive amenity spaces, landscaping, access roads, parking, and associated infrastructure works. This is an excellent opportunity to join a well-established contractor on a technically challenging scheme with a strong focus on quality and sustainability.

Key Responsibilities

  • Manage and coordinate all external packages including façade, roofing, brickwork, windows, and associated envelope works.
  • Chair regular design and coordination meetings with consultants and subcontractors.
  • Work closely with the Project Manager to drive programme and sequencing of external works.
  • Ensure subcontractors are working from the latest drawings and technical information.
  • Monitor procurement schedules and coordinate deliveries in line with programme requirements.
  • Oversee quality assurance processes, inspections, testing, snagging, and handovers.
  • Ensure all works are delivered in line with health & safety standards and project specifications.
  • Use BIM and digital field management tools to track progress, quality, and coordination.
  • Review subcontractor RAMS, progress reports, and look-ahead programmes.
  • Coordinate sample approvals and testing regimes for façade and roofing packages.
  • Manage interface coordination between external envelope packages and internal works.

Requirements

  • Proven experience delivering externals packages on large-scale residential or mixed-use projects.
  • Strong knowledge of façade systems, roofing, brickwork, and envelope coordination.
  • Previous experience working for a main contractor.
  • Minimum 5 years’ experience in a similar role.
  • Construction-related qualification or trade background.
  • Strong subcontractor management and coordination skills.
  • Excellent communication and organisational ability.
  • Experience working with BIM-led projects is advantageous.
