We are seeking an experienced Facilities Manager to join our Asset Protection Team, playing a pivotal role in ensuring full compliance with health, fire, and building safety legislation across a large residential property portfolio managed by external agents. This is a highly influential role focused on safety, compliance, and continuous improvement. You will work closely with internal teams and external stakeholders to uphold best practice, protect residents, and maintain high standards across all assets. The successful candidate will be a confident technical specialist with strong legislative knowledge, excellent organisational skills, and a proactive approach to facilities and compliance management.
Key Responsibilities
- Take ownership of day-to-day fire, health, and building safety compliance across the portfolio
- Ensure all statutory testing, inspections, and follow-up actions are completed, documented, and resolved within required timeframes
- Implement and oversee robust compliance and testing regimes aligned with legislation, British Standards, and industry best practice
- Build and manage strong relationships with managing agents, contractors, and internal stakeholders, addressing underperformance where required
- Proactively manage asset performance, cyclical maintenance, and CAPEX planning to support budgeting
- Maintain accurate, auditable data across compliance and asset management platforms
- Keep Operational & Maintenance manuals (O&Ms) current and compliant
- Manage engineering insurance requirements for each site
- Record, investigate, and manage accidents and near-misses, implementing preventative measures
- Review RAMS and method statements, ensuring appropriate insurance and contractor oversight
- Produce FM, compliance, and KPI reports highlighting risks and recommended actions
- Collaborate on Building Safety Act duties, including building safety cases, resident engagement, and golden thread data
- Carry out regular statutory and site audits to ensure legislative compliance
- Support enforcement notice resolution where required
- Oversee communal plant, shared heat networks, and M&E services
- Act as the technical expert for facilities management matters
- Drive process improvements, operational efficiency, and a strong safety culture
- Support crisis management planning
- Undertake any other reasonable duties as required
Experience & Qualifications
Essential:
- Minimum 5 years’ experience in Facilities Management
- Full UK driving licence
- Strong understanding of statutory compliance in residential property
- In-depth knowledge of Landlord & Tenant legislation, Health & Safety, Fire Safety, and the Building Safety Act
- Experience managing both hard and soft FM services, including M&E
- At least one relevant qualification: NEBOSH, IOSH, or IWFM
Highly Desirable:
- Client-side experience
- Experience managing residential property portfolios
- Project management experience
