We are looking for an experienced Development Manager to oversee the smooth operation of a high-end residential development based in London part way through the mobilisation phase which will consist of 2000 homes once completed, ensuring a high-quality living environment for residents while maintaining the property to the highest standards.
Location: London, NW9
Salary: Β£60,000
Hours: Monday to Friday, 8:30am-5pm
The Role
- Managing and supporting site-based staff.
- Overseeing planned and reactive maintenance, including contractor management.
- Overseeing the remainder of the mobilisation.
- Ensuring communal areas are impeccably maintained and presented.
- Delivering outstanding customer service to residents and visitors.
What You'll Do
- Building Management
- Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
- Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
- Coordinate planned maintenance, ensuring timely execution to required standards.
- Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
- Oversee/conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
- Monitor parking compliance and address related issues.
- Provide input for budgets, residents' meetings, and communication with directors.
- Maintenance & Repairs
- Arrange and follow up on reactive and planned maintenance.
- Oversee the carrying out of minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
- Coordinate and follow up on emergency repairs.
- Resident Services
- Manage front-of-house services, including parcel and key handling.
- Ensure the on-site staff are well adept in welcoming new residents, introducing house rules, and that they provide a visible on-site presence.
- Team Management
- Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
- Manage staff rotas, holidays, and appraisals to maximise team efficiency.
- Enforce policies and procedures, ensuring consistency and compliance.
What You'll Bring
