We’re seeking a passionate and proactive Residential Building Manager to lead the ongoing mobilisation of a state-of-the-art residential scheme. This is an exciting opportunity to work alongside one of the UK’s leading property developers and play a pivotal role in shaping an iconic new community from the ground up.

Location: E16, London
Salary: £55,000
Hours: Monday to Friday 9am–5:30pm

The overall purpose of this job is to be responsible for maintaining the standards of a complex, multi-unit residential development in East London. The Building Manager will be the face of this development and the most senior person onsite, responsible for the development including the efficient management of a considerable site-based team. You will be responsible for managing the ongoing mobilisation, supported by the Encore team, in addition to overseeing the running of the development, on-site team and contractor management, whilst providing an exceptional level of customer service to all residents and visitors.

  • Manage and support the on-site team.
  • Oversee planned and reactive maintenance, including contractor relationships.
  • Ensure communal areas are presented to the highest standard.
  • Deliver excellent customer service to residents and visitors alike.

What You’ll Do

  • Building Management
  • Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
  • Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
  • Coordinate planned maintenance, ensuring timely execution to required standards.
  • Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
  • Conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
  • Handle refuse management, ensuring cleanliness and accessibility of bin stores.
  • Monitor parking compliance and address related issues.
  • Provide input for budgets, residents’ meetings, and communication with directors.
  • Maintenance & Repairs
  • Arrange and follow up on reactive and planned maintenance.
  • Carry out minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
  • Coordinate and follow up on emergency repairs.
  • Resident Services
  • Manage front-of-house services, including parcel and key handling.
  • Issue and monitor licences for pets, alterations, and subletting.
  • Welcome new residents, introduce house rules, and provide a visible on-site presence.
  • Oversee tenant move-ins and move-outs, minimising disruption and damage to communal areas.
  • Team Management
  • Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
  • Manage staff rotas, holidays, and appraisals to maximise team efficiency.
  • Enforce policies and procedures, ensuring consistency and compliance.
  • Continuous Improvement
  • Identify new services, systems, practices, equipment, and training which can improve efficiency and enhance resident satisfaction.
  • Stay up to date with current legislation and best practice, ensuring relevant information is passed on and understood by staff.
  • Oversee the quality of services provided, identify lessons learned, and implement solutions to prevent recurrence.
  • Drive the implementation of a continuous improvement plan.

What You’ll Bring

  • Proven experience managing a prestigious residential building or estate in the London region.
  • Strong leadership skills, with experience mentoring and developing teams.
  • Contractor management expertise, including assessing and approving works.
  • Financial management experience (desirable).
  • A strong understanding of Health & Safety, including the Building Safety Act 2022, CDM Regulations 2015, and ideally IOSH Managing Safely (NEBOSH preferred).
  • A solid grasp of facilities management, with a desire to work toward a Level 4 IWFM Certification within the first year.
