Emtec Building Services North is strengthening its commercial team as we mobilise new projects and build on a strong, secured pipeline of work across the region. As part of this continued growth, we’re looking for a Managing / Project Quantity Surveyor to join us in Leeds.
This is a key role within the business where you will take responsibility for the commercial management of projects across our regional portfolio. You will initially take a lead on a high profile project, working closely with project and delivery teams to ensure strong financial performance, effective risk management, and successful project outcomes.
Emtec Building Services is a leading M&E contractor delivering end-to-end mechanical and electrical solutions across commercial, industrial, and public sector projects, from early design and pre-construction through to installation, commissioning, and ongoing support.
The Role
As a Project Quantity Surveyor, you’ll be responsible for the full commercial management of projects, from early strategy through to final account, providing expert contractual and commercial leadership throughout.
What You’ll Be Doing:
- Taking commercial ownership across multiple projects, initially leading on a new build facility project.
- Assisting in formulating and delivering the commercial strategy in line with business objectives.
- Providing expert contractual advice, including reviewing and negotiating terms and conditions.
- Managing applications for payment and leading final account negotiations.
- Ensuring robust management of all contractual matters, including payments, variations, notices, extensions of time, and loss and expense claims.
- Assessing and valuing variations, supporting the team in capturing commercial opportunities.
- Overseeing subcontractor management, including drafting subcontracts, negotiating terms, valuing variations, and managing payment processes.
- Producing monthly cost and value reports, attending commercial review meetings, and forecasting revenue, gross profit, overhead, and net profit.
- Implementing effective cash management practices to optimise project and business performance.
- Identifying, managing, and reporting on commercial risks and opportunities.
What You’ll Bring
- Proven experience in a Quantity Surveying role within the construction sector (Building Services experience advantageous).
- A strong commercial mindset with excellent attention to detail and a passion for construction.
- Excellent numerical, communication, and IT skills, with strong proficiency across Microsoft Office applications.
- Degree or honours degree in Quantity Surveying or a related discipline (preferred but not essential).
- Confident and self-motivated, able to work independently as well as part of a wider team.
- Sound knowledge of NEC4 Option A (essential).
- Experience working on healthcare projects is highly desirable.
- Membership of RICS, CIOB, or CICES is preferred.
- A full UK driving licence is essential.
