Emtec Building Services is a leading M&E contractor delivering end-to-end mechanical and electrical solutions across commercial, industrial and public sector projects. We’re looking for an experienced Commercial Manager to join our established team in Dundee and support a strong pipeline of secured work across the region. This is a great opportunity to take on a visible role within the commercial team, working closely with experienced project and delivery colleagues to drive performance across our portfolio.

The Role

As Commercial Manager, you’ll take responsibility for the commercial performance of our projects from start to finish. Working closely with project and delivery teams, you'll provide clear commercial and contractual guidance, maintain strong financial control and proactively manage risk to protect margins and keep projects commercially on track.

What You’ll Be Doing

  • Taking commercial ownership of multiple projects across the region.
  • Supporting the commercial strategy in line with wider business objectives.
  • Providing practical contractual advice, and negotiating terms and conditions.
  • Managing applications for payment, variations, contractual notices, extensions of time and loss and expense claims.
  • Leading final account negotiations and ensuring commercial opportunities are fully captured.
  • Managing subcontractor agreements, variations and payment processes.
  • Producing monthly cost and value reports and supporting accurate financial forecasting.
  • Maintaining effective cash management and identifying commercial risks and opportunities.

What We’re Looking For

We’re looking for an experienced commercial professional with a construction background, ideally gained within M&E or building services. You'll be commercially astute, confident advising project teams and clients and comfortable managing projects through to final account.

You’ll bring:

  • Experience in a Quantity Surveying, Managing Quantity Surveyor or Commercial Manager within construction.
  • Strong commercial judgement and excellent attention to detail.
  • Confidence managing contracts, variations, payments and final accounts.
  • Good knowledge of NEC contracts.
  • Strong numerical, communication and IT skills, including Microsoft Office.
  • A degree in Quantity Surveying or a related discipline would be preferred.
  • Membership of RICS, CIOB or CICES would be advantageous.
  • Experience within M&E or building services would be particularly beneficial.
  • A full UK driving licence.
