Leeds Emtec Building Services North is continuing to grow, with new projects mobilising and a strong secured pipeline of work across the region. As part of this continued growth, we are looking for an experienced Commercial Manager / Managing Quantity Surveyor to join our team in Leeds. From early design and pre-construction through to installation, commissioning and ongoing support, we work in partnership with our clients to deliver high-quality building services solutions.

The Role

As Commercial Manager / Managing Quantity Surveyor, you will play a key role in the commercial success of our projects across the region. You will work closely with our project and delivery teams, providing clear commercial and contractual guidance, supporting strong financial control and helping to ensure projects are delivered successfully. You will bring strong commercial judgement, a proactive approach and the confidence to manage risk, protect margins and keep projects commercially on track from start to finish.

What You Will Be Doing

  • Taking commercial ownership across multiple projects
  • Supporting and delivering the commercial strategy in line with business objectives
  • Providing practical contractual advice, including reviewing and negotiating terms and conditions
  • Managing applications for payment and leading final account negotiations
  • Overseeing key contractual matters including payments, variations, notices, extensions of time and loss and expense claims
  • Assessing and valuing variations, ensuring commercial opportunities are properly captured
  • Managing subcontractor agreements, including drafting subcontracts, negotiating terms, valuing variations and overseeing payment processes
  • Producing monthly cost and value reports
  • Attending commercial review meetings and supporting accurate forecasting across revenue, gross profit, overhead and net profit
  • Implementing effective cash management practices to support project and business performance
  • Identifying, managing and reporting on commercial risks and opportunities

What We Are Looking For

We are looking for someone with strong commercial experience within the construction sector, ideally with a background in M&E or building services. You will be confident managing projects commercially, comfortable working with project teams and clients, and able to give clear practical advice when it is needed.

Proven experience in a Quantity Surveying, Managing Quantity Surveyor or Commercial Manager role within construction is essential. A strong commercial mindset with excellent attention to detail, confidence managing contractual matters, variations, payments and final accounts, as well as excellent numerical, communication and IT skills are required. Strong proficiency across Microsoft Office applications and strong knowledge of NEC contracts are also necessary. A degree or honours degree in Quantity Surveying or a related discipline would be preferred, but is not essential. Membership of RICS, CIOB or CICES would be advantageous. Building Services or M&E experience would be advantageous, and experience working on healthcare projects would be highly desirable. A full UK driving licence is required.
