We’re currently looking for a Regional Commercial Manager to take ownership of the commercial performance across the Edinburgh region.
As Regional Commercial Manager with Emtec Building Services you\’ll Work closely with the Regional Operations Manager and Commercial Director, you’ll lead a high-performing team, influence key decisions, and ensure profitable project delivery across the board.
What You’ll Be Doing
- Own the regional commercial strategy and align it with wider business goals.
- Provide expert contractual and commercial advice – review, draft, and negotiate contract terms.
- Oversee applications for payment, valuations, and settlement of final accounts.
- Manage all commercial aspects of project delivery including variations, notices, delay analysis, and loss and expense claims.
- Support your team in identifying and capturing commercial opportunities to maximise recovery.
- Lead subcontractor engagement and negotiation.
- Direct monthly cost and value reporting (CVRs) and contribute to forecasting revenue, margin, and profit.
- Ensure cashflow is effectively managed across your region.
- Collaborate with pre-construction teams on bids, tenders, and risk reviews.
- Support and develop your team, sharing best practices and driving consistency.
What We’re Looking For
We’re after a commercially astute leader with a hands-on, practical approach. Someone who knows the details but never loses sight of the bigger picture.
Essential
- Extensive commercial experience, ideally within MEP.
- Proven success leading a regional or project-based commercial team.
- Solid understanding of SBCC, NEC, and bespoke/amended contracts.
- Strong negotiation, communication, and reporting skills.
- Proficiency with Microsoft Office 365 and commercial systems (e.g., Microsoft Dynamics NAV).
- Full UK driving licence.
Desirable
- Degree in Quantity Surveying or Commercial Management.
- Experience with group reporting and audit compliance.
- Track record of mentoring and team development.
- Ability to collaborate across regions to share knowledge and improve outcomes.
