Empire Capital Ltd is seeking an experienced Property Manager with at least 2 years of proven experience to join our team and take charge of our growing residential portfolio of 150 units. This is a fantastic opportunity for someone who is ready to step up and take full ownership of a dynamic and diverse portfolio.

Key Responsibilities

  • Portfolio Management: Oversee the day-to-day operations and upkeep of 150 residential units.
  • Maintenance Coordination: Liaise with block managers and contractors to ensure all properties are well-maintained, compliant, and promptly repaired. Arrange and process invoices, coordinating with the Accounts Division. Request and reconcile statements of accounts from partnered local managers. Pay utility bills for landlord family-occupied units. Handle council tax registrations, exemptions, and amendments. Chase rent arrears and serve rent renewal notices. Liaise with letting agents to market and re-let vacant units. Ensure smooth move-in/move-out processes for tenants.
  • Compliance & Reporting: Monitor statutory compliance (EPC, EICR, Gas Safety, Inventory Reports etc.) across all properties. Maintain accurate property and tenancy records.
  • Client Liaison: Provide clear communication and updates to landlords, tenants, and internal teams.
  • Problem Solving: Handle tenant queries, urgent property issues, and escalations professionally and efficiently.

Requirements

  • Minimum 2 years of property management experience (residential portfolio preferred).
  • Strong organisational and communication skills.
  • Ability to work independently and take full ownership of tasks.
  • Experience coordinating with external contractors, block managers, and agents.
  • Knowledge of lettings, rent arrears, and renewal processes.
