Empire Capital Ltd is seeking an experienced Property Manager with at least 2 years of proven experience to join our team and take charge of our growing residential portfolio of 150 units. This is a fantastic opportunity for someone who is ready to step up and take full ownership of a dynamic and diverse portfolio.
Key Responsibilities
- Portfolio Management: Oversee the day-to-day operations and upkeep of 150 residential units.
- Maintenance Coordination: Liaise with block managers and contractors to ensure all properties are well-maintained, compliant, and promptly repaired.
- Arrange and process invoices, coordinating with the Accounts Division.
- Request and reconcile statements of accounts from partnered local managers.
- Pay utility bills for landlord family-occupied units.
- Handle council tax registrations, exemptions, and amendments.
- Chase rent arrears and serve rent renewal notices.
- Liaise with letting agents to market and re-let vacant units.
- Ensure smooth move-in/move-out processes for tenants.
- Compliance & Reporting: Monitor statutory compliance (EPC, EICR, Gas Safety, Inventory Reports etc.) across all properties.
- Maintain accurate property and tenancy records.
- Client Liaison: Provide clear communication and updates to landlords, tenants, and internal teams.
- Problem Solving: Handle tenant queries, urgent property issues, and escalations professionally and efficiently.
Requirements
- Minimum 2 years of property management experience (residential portfolio preferred).
- Strong organisational and communication skills.
- Ability to work independently and take full ownership of tasks.
- Experience coordinating with external contractors, block managers, and agents.
- Knowledge of lettings, rent arrears, and renewal processes.
