Job Purpose
The Maintenance Supervisor supports the Maintenance department in the day-to-day upkeep, repair and compliance of a large residential and commercial property portfolio across London. The role is hands-on and site-based, ensuring works are carried out to a high standard, contractors are properly supervised, and issues are resolved promptly and cost-effectively.
Key Responsibilities
- Carry out regular site visits and inspections across the property portfolio to identify maintenance, repair and compliance issues.
- Supervise contractors on site, ensuring works are carried out safely, to specification, and within agreed timeframes.
- Log, track and follow up on reported maintenance issues from tenants, ensuring timely resolution.
- Assist in obtaining and comparing contractor quotations for repair and refurbishment works.
- Support with fire safety, EICR, gas safety and other statutory compliance checks across properties.
- Conduct property inventories, condition reports and photographic documentation as required.
- Escalate urgent or high-risk issues (e.g. leaks, electrical faults, fire safety concerns) to the Property Maintenance Manager promptly.
- Coordinate access arrangements with tenants, agents and building management for scheduled and reactive works.
- Maintain accurate records of works carried out, materials used, and costs incurred.
- Assist with the annual servicing programme (e.g. boilers, fire alarms, communal equipment) across the portfolio.
- Ensure health and safety standards are maintained on all sites, including proper use of PPE and safe working practices.
Person Specification
Essential
- Previous experience in a property maintenance, facilities, or building supervision role.
- Working knowledge of building maintenance trades (plumbing, electrical, carpentry, decorating).
- Good understanding of health and safety requirements on site.
- Strong organisational skills with the ability to manage multiple sites and tasks concurrently.
- Clear and professional communication skills, both written and verbal.
- Competent with basic IT tools (email, reporting spreadsheets, photo documentation).
- Good negotiation skills, with the ability to obtain competitive quotes and cost-effective outcomes from contractors and suppliers.
Desirable
- Background in construction, interior fit-out, or a related trade.
- Familiarity with fire safety, EICR and gas safety compliance requirements.
- Experience working across a residential and/or commercial property portfolio.
