An exciting opportunity has arisen to join Allenby Commercial, a leading property developer based in Hull. Allenby Commercial is at the forefront of commercial property development across Yorkshire, with a portfolio spanning both the commercial and industrial sectors. Alongside managing an extensive property portfolio, the business also delivers construction projects nationwide, including new branch developments for MKM. Following significant growth in recent years, and the recent redevelopment of the Monocle in Central Hull – creating a unique business hub for Hull & East Yorkshire – the company is now looking to appoint an experienced Commercial Property Manager.

This role will take responsibility for managing a varied portfolio of commercial properties, with a strong focus on compliance, service charge management, and delivering a hands-on approach where no task is too small. The Commercial Property Manager will report directly to the Company Directors and be responsible for:

  • Oversee the general property management and maintenance of the commercial portfolio in line with compliance and regulatory requirements.
  • Ensure high standards of facilities management and customer experience for tenants and clients.
  • Produce service charge budgets, reports, and reconciliations.
  • Tender utilities and insurance policies and oversee recharging processes to tenants.
  • Monitor and report on income and losses relating to utilities and renewable energy.
  • Manage supplier agreements and contracts.
  • Work closely with the accounts department to ensure rents, service charges, and supplier invoices are collected efficiently.
  • Identify opportunities for property improvements and implement approved changes.
  • Take ownership of property management systems and ensure accurate record keeping.
  • Manage and monitor critical lease dates, including renewals, rent reviews, break clauses, and lease expiries.
  • Coordinate and respond appropriately to legal notices and documentation.
  • Ensure compliance across the portfolio in relation to health & safety, fire safety, CCTV, and all relevant legal obligations.
  • Standardise property-related documentation across the business.
  • Carry out regular site inspections.

Candidate Requirements

To be successful in this role, candidates should possess:

  • Experience within a surveying, property management, or facilities management role.
  • Strong knowledge of compliance within property management.
  • Experience managing health & safety requirements across commercial properties.
  • Previous experience managing or supervising a team.
  • A full UK driving licence and access to a vehicle.
  • Proven experience in account management or a related discipline.
  • Excellent organisational skills with strong attention to detail.
  • The ability to manage multiple priorities and deadlines effectively.
  • Strong communication and negotiation skills.
  • Knowledge of insurance, utilities, and property management principles.
  • Experience preparing budgets and financial reconciliations.
  • Familiarity with renewable energy solutions would be advantageous.
  • The ability to build and maintain positive client relationships.
  • Proficiency in property management and accounting software.
  • RICS qualification would be advantageous but is not essential.
