Elvet Recruitment has been appointed to recruit a Commercial Manager on behalf of an established house builder based in Northumberland. This is an excellent opportunity to join a stable and forward‑thinking business with a secured four‑year pipeline and a strong reputation for delivering quality homes across the region. The role would suit an experienced Senior Quantity Surveyor ready to step up into leadership, a Managing/Chief QS seeking progression, or an established Commercial Manager looking for long‑term security and the chance to shape and develop a growing commercial team.
About the Role
As Commercial Manager, you will lead the commercial function across a portfolio of residential developments delivered both as a developer (open‑market for sale) and as a contractor on behalf of clients. You’ll take responsibility for commercial strategy, team development, cost control, procurement oversight and financial reporting, ensuring all projects are delivered efficiently, profitably and in line with company standards. A key part of the role is to nurture, mentor and develop the commercial team, embedding strong processes and supporting individuals to progress within the business.
Key Responsibilities
- Lead, mentor and develop the commercial team, supporting progression and performance
- Oversee commercial strategy across all live and upcoming developments
- Ensure robust cost control, forecasting and financial reporting
- Manage procurement processes and subcontractor relationships
- Review and approve budgets, valuations, variations and final accounts
- Support land appraisals and early‑stage cost planning
- Work closely with operational teams to ensure smooth project delivery
- Maintain commercial governance, contractual compliance and company standards
- Contribute to senior leadership discussions and long‑term business planning
About You
We’re looking for a commercially strong and people‑focused professional with:
- Proven experience within residential construction at Senior QS, Managing QS, Chief QS or Commercial Manager level
- Openness to step up — this role is well suited to someone ready to progress into full commercial leadership
- Experience working on both developer and client‑led/contract projects
- Strong contractual, financial and analytical skills
- Ability to lead, support and develop a commercial team
- Excellent communication and stakeholder management
- Confidence managing multiple projects and deadlines
- A proactive, solutions‑focused approach
- Experience using COINS would be beneficial, though not essential
