Position Summary: Perform maintenance, troubleshooting, installation, and repair of facility industrial systems such as mechanical, plumbing, and fire life safety systems. Assist other trades and workers with all phases of facility maintenance.
Essential Functions and Accountabilities:
- Assumes responsibility for establishing and maintaining effective communication and coordination with Company personnel and management.
- Assumes responsibility for related duties as required or assigned.
- Assumes responsibility for the efficient and effective performance of installation, repair, and maintenance activities.
- Strong pipefitting background required. Experience in piping, valve replacement, backflow preventers, and plumbing.
- Performs various jobs calling for specialized skills such as building, installing and repairing equipment and locating trouble causing a failure of facility equipment; determines method of dismantling and repairs; inspects, replaces, repairs, modifies worn-out or broken parts, or installs new equipment and systems as needed or directed by Supervisor.
- Installs, maintains, and repairs industrial/mechanical systems including motors, drainage pumps, exhaust/supply fans, ventilation fans, valves/piping for fire main systems, drainage pipes, water supply, and gravity systems.
- Is expected to install general piping, valves and tubing up to 8” diameter and perform repairs as necessary, including but not limited to gaskets, fittings and valves on existing installations of various sizes.
- Is expected to be familiar with pneumatic components, troubleshoot, repair and replace as necessary.
- Works from assembly or installation drawings and often makes special tools from verbal instructions, piece parts, drawings, or detailed blueprints.
- Sets up and operates machine tools including drill presses, cut-off saw, milling, bending, threading and bolt machines, grinders, shears, etc. and all types of hand tools and precision measuring instruments including micrometer, calipers, gauges, etc.
- Lays out, cuts and installs sheet metal guards, hoods, spouts, etc. as required.
- Also performs electric and gas welding including preparing, preheating, brazing, soldering, and normalizing parts to be welded.
- Maintains records, completes reports and inspections, and documents activities as required within the Maintenance Management System (MMS).
- Is responsible for maintaining tools and equipment in good operating condition and for keeping work area clean, neat and orderly.
- Performs jobs in a safe and efficient manner and is aware of others' safety. Will adhere strictly to safety guidelines and policies at all times.
- Will be required to work overtime, participate in an on-call program, and may be required to work various shifts based on workload in all types of weather conditions.
- Must be able to work in a group environment.
- Requires employee to stoop, bend, reach, work from ladders, work at various heights utilizing ladders, boom lifts, etc., climb stairs, erect and work on scaffolding, platforms, open grating and lift up to a maximum of 65 lbs. Will be required to work in a confined space.
- Must successfully complete forklift, aerial lift, and confined space training.
- Wear all Personal Protective Equipment (PPE) at all times.
- Perform other duties as assigned by Supervisor.
- Assumes responsibility for completion of related maintenance recordkeeping and administration.
- Keeps records of all work performed and updates maintenance history logs in the Maintenance Management System.
- Develops a preventive maintenance schedule for industrial, fire life safety, and mechanical systems.
- Inputting and updating work orders and information in the Maintenance Management System (MMS).
- Ensures an adequate inventory of necessary spare parts and materials is maintained.
- Assists personnel as needed. Communicates regularly with personnel to ensure that repairs and maintenance needs are met and coordinated with maintenance schedules.
- Keeps management informed of areas activities and of significant concerns. Reports major concerns or significant problems.
- Completes related paperwork and records.
- Attends meetings as required.
- Assumes responsibility for ensuring professional business relations with vendors and contractors.
- Maintains productive business relations with vendors, suppliers, contractors, etc.
- Acts as a liaison between the Company and external contacts.
- Ensures effective coordination of external services with Company operations.
- Obtains and conveys information as appropriate.
- Promotes goodwill and a positive image of the Company.
- Manages and monitors contractor activities.
- Assists in moving materials, supplies, and equipment as needed.
- Performs building maintenance functions as needed.
- Ensures work area is clean, secure and well maintained.
Performance Measurements:
- Maintenance problems are promptly identified, managed and resolved with minimal disruption to maintenance schedules.
- Leads and guides the personnel in the successful completion of maintenance activities as directed by the Electrical Supervisor.
- Accurate records and logs are maintained within the Maintenance Management System (MMS).
- Equipment is appropriately controlled and accounted for.
- Maintenance and repair functions are effectively completed in accordance with established safety standards and Company policies.
- Good communication and coordination are maintained with maintenance personnel and management. Assistance and support are provided as needed. Management is appropriately informed.
Education / Certification:
- High school graduate or equivalent (GED).
- Relevant maintenance certifications.
- Must be at least 21 years old.
Experience Required:
- At least 8 years of skilled facilities maintenance experience (i.e., plumbing, pipefitting, and troubleshooting).
Skills and Abilities:
- Strong interpersonal skills; ability to develop and maintain cooperative working relationships with others.
- Considerable knowledge in the principles, practices, methods, tools and materials used in the maintenance and repair of equipment.
- Strong customer service skills.
- Strong attention to detail with the ability to complete accurate and concise reports.
- Effective oral and written communication skills.
- Maintain a medical clearance necessary to perform hazardous material management.
- Ability to interpret OSHA and DOT hazardous material and waste regulations.
- Ability to work under pressure.
- Ability to remain calm and professional during routine and emergency situations.
- Ability to obtain a VDOT Security Clearance.
- Valid Virginia Driver’s License.
- Ability to pass a Criminal History Background Check and drug screen.

Working Conditions:
- Worker is subject to varying inside and/or outside temperatures, which may include extreme heat or extreme cold.
- Work is performed both inside and outside. Subject to weather.
- Must work in a very noisy environment, which requires workers to shout to communicate.
- Must work under hazardous conditions including high places, chemical exposures, electrical current, moving machinery, exposure to blood, etc.
- The worker is subject to fumes, odors, dusts, gases, poor ventilation, etc.
- Must work using a respirator when required.
