A brilliant opportunity for a top-level Project Quantity Surveyor who is perhaps pushing towards Senior QS level to take on the role managing commercial strategy on live projects from tender through to final account. You'll own the commercial narrative across multiple projects, report directly to the Contracts Director, and work at the heart of a busy contracts team.

The Opportunity

Our client is an established, respected construction contractor operating across commercial, residential and mixed-use sectors on projects valued upwards of £10m. They're a mid-size contractor with a strong track record in their core markets, and they run a lean, competent contracts function. This is a proper QS role - not administrative, not junior - where you'll be trusted to manage the commercial health of projects from project award through to final account settlement. The team values conscientiousness, clear thinking, and people who lead by example.

What You'll Be Doing

  • Manage the commercial process from final tender through to final account, liaising directly with the client team and supply chain to protect margin and deliver to agreed specification.
  • Prepare monthly valuations including variations, agreed actions, and forecast reporting; submit these on time and with accuracy.
  • Produce detailed monthly commercial reports (CVR) for review with the team leader and presentation to the Finance Director, keeping leadership informed on project health.
  • Carry out monthly valuations with subcontractors, maintaining transparent, professional relationships throughout the supply chain.
  • Work with site management to inform and update the commercial aspects of each project, ensuring the team understands cost implications of decisions.
  • Settle subcontract final accounts and produce end-of-project reviews, closing projects cleanly and building lessons learnt back into the business.
  • Contribute to the bid process, bringing commercial insight to competitive advantage and working to hit profit targets across the portfolio.
  • Represent the business positively with external clients and advisors, building relationships that support future business development.

What We're Looking For

  • 3–5 years recent, relevant project experience in construction, with proven track record supporting Contract Directors across multiple projects of reasonable scale.
  • Construction-related degree, HND or HNC, or working towards professional membership (MCIOB or equivalent); established practitioners with strong experience equally considered.
  • Strong commercial acumen - you understand margin, risk, and profit; you engage proactively in bid review and can spot opportunities to reduce cost without compromising delivery.
  • Sound numerical competency and meticulous approach to valuations, forecasting, and financial reporting; detail matters and you don't let things slip.
  • Solid understanding of contract law, different contract types, and procedures; working knowledge of QMS, H&S, and BIM is expected; environmental and site management compliance is second nature.
  • Demonstrable leadership and people skills - you coach and engage rather than dictate; you build trust with the team and external contacts; you communicate clearly and listen first.
