We are currently seeking an experienced Voids Surveyor to join a social housing property services team, responsible for surveying and overseeing the refurbishment and turnaround of empty properties to ensure they are returned to a lettable standard efficiently, safely and within agreed timescales. The successful candidate will undertake pre-works inspections, identify required repairs and improvements, prepare specifications and schedules of work, and manage contractors through to completion. You will work closely with housing management, lettings, repairs, contractors and residents to ensure properties are brought back into use as quickly as possible and to the required standard. Key Responsibilities * Undertake detailed inspections of void properties and identify all necessary repairs, refurbishment and improvement works. * Assess the condition of properties and determine the appropriate scope of works. * Prepare specifications, schedules of work and cost estimates. * Identify and diagnose building defects, including damp, mould, leaks, structural defects and general deterioration. * Determine whether works are required to meet the organisation's lettable and void property standards. * Manage contractors undertaking void refurbishment and repair works. * Monitor progress, quality, costs and programme delivery. * Undertake regular site inspections and ensure works are completed to the required specification. * Review and approve variations where necessary. * Carry out pre- and post-inspections and ensure all defects and outstanding works are addressed. * Monitor contractor performance and challenge poor workmanship or delays. * Ensure properties comply with relevant health and safety requirements and statutory obligations. * Identify potential HHSRS hazards and ensure appropriate remedial works are undertaken. * Liaise with Housing Officers, Lettings Teams, Repairs Teams and contractors to minimise void turnaround times. * Monitor individual properties and contribute to overall void performance targets. * Provide technical advice regarding repair solutions, specifications and property condition. * Maintain accurate property, survey and financial records. * Assist with identifying opportunities for planned works or investment where appropriate. * Ensure asbestos, fire safety, electrical, gas and other compliance requirements are appropriately considered during void works. * Deal with complex voids requiring significant refurbishment or specialist works. Experience & Qualifications The successful candidate will ideally have: * Previous experience working as a Voids Surveyor, Maintenance Surveyor, Building Surveyor or similar role within social housing. * Strong knowledge of residential property maintenance and refurbishment. * Experience surveying empty properties and producing detailed scopes of work. * Experience managing contractors and monitoring works on site. * Knowledge of building construction, defects and remedial works. * Experience with kitchens, bathrooms, flooring, roofing, plastering, decoration and general property refurbishment. * Knowledge of HHSRS and housing health and safety requirements. * Understanding of Building Regulations, CDM and relevant statutory requirements. * Experience managing budgets, variations and contractor valuations. * Strong understanding of the importance of void turnaround times and lettable standards.
