An established housing provider is seeking a Commercial Surveyor with strong project management experience to support the delivery of repairs, maintenance, and planned investment works across a residential portfolio.
This role combines hands‑on surveying with end‑to‑end project and contract management, covering responsive repairs, refurbishments, and planned reinvestment programmes. The successful candidate will take ownership of works from diagnosis through to completion, ensuring compliance, value for money, and high standards of delivery.
Key responsibilities:
Delivery of responsive repairs, maintenance, voids, and planned works projects
Diagnosing building defects and specifying appropriate remedial solutions
Preparing cost estimates, specifications, tenders, and contract documentation
Acting as Contract Administrator and managing works on site through to completion
Managing contractors across SOR and non‑SOR contracts, including performance and compliance
Project management of internal and external refurbishment and reinvestment works
Monitoring project spend and controlling budgets
Ensuring compliance with Building Regulations, CDM Regulations, and relevant legislation
Building effective working relationships with contractors, consultants, and internal teams
Undertaking site inspections, including working at height where required
What candidates will need:
Degree‑level qualification in Building Surveying or a related discipline
Minimum of 2 years\’ experience as a Building or Commercial Surveyor within a residential environment
Working knowledge of Building Regulations, CDM, Landlord and Tenant law, planning, and party wall matters
Experience of contract management frameworks and modern procurement routes
Experience working with contractors, including direct labour forces
Strong project management experience across planned and reinvestment works
Ability to manage budgets, programmes, and competing priorities
Excellent written and verbal communication skills
Strong negotiation skills with a pragmatic, solutions‑focused mindset
High attention to detail in specifications, inspections, and reporting
Confidence working independently with minimal supervision
Professional membership (RICS, CIOB, or similar) is desirable but not essential.
This role will suit a commercially minded surveyor who is comfortable balancing technical detail, stakeholder management, and delivery pressure in a live operational environment.
