Job Title: Maintenance Surveyor - Interim

Location: Penge and surrounding areas (Office: Hawthorn)

Rate: Β£22.26 per hour (PAYE) / Β£45 per hour (Umbrella)

Contract Type: Interim

About the Role:

We are seeking a Maintenance Surveyor to deliver an effective and efficient repairs and maintenance service across Penge and surrounding areas. You will be responsible for pre- and post-inspection and reports for responsive repairs, void works, and cyclical repairs, consulting and engaging with customers, leaseholders, and internal and external stakeholders. You will ensure the highest customer standards of delivery, minimal defects, and a high level of customer satisfaction.

Key Responsibilities:

  • Deliver an effective and efficient repairs and maintenance service, including diagnostic inspections, surveys, and technical reports.
  • Identify and manage insurance claims, ensuring the most economically advantageous outcome.
  • Act as the technical lead during the handover of new developments to ensure quality control.
  • Control budgetary spend within your area of operation, ensuring accurate recording of revenue and capital spend.
  • Deliver and manage legal disrepair claims and Environmental Health Orders, providing detailed reports and managing complex repairs.
  • Liaise effectively with in-house service providers, M&E contractors, and external sub-contractors to ensure a high-quality service.
  • Manage and coordinate empty properties to ensure minimal rental loss and maximum return.
  • Ensure all works are delivered in line with compliance requirements and health and safety legislation.

Requirements:

  • Diploma in Surveying, Property and Maintenance Level 3.
  • Membership of a relevant professional body (e.g., RICS or CIOB).
  • Knowledge of the Social Housing Sector and its regulations.
  • Knowledge of building construction, building standards, planning regulations, and health and safety legislation.
  • Understanding of financial management and controls within a contractor management and day-to-day repairs delivery context.
  • Intermediate level of experience in Microsoft Excel, Word, and PowerPoint.
  • Ability to manage small projects and understand CDMC.
  • Strong negotiating skills.

Desirable:

  • Educated to degree level or equivalent in an appropriate discipline.
  • Experience of working in repairs and maintenance in a housing association or local authority.
  • Ability to travel and be flexible with working hours, occasionally attending meetings outside of normal working hours.
  • Full UK driving licence.
