Purpose and Objective of the Role:
Simultaneous control, organisation and financial management of individual contracts with a value of up to £2,000,000 ensuring allocated contracts are delivered on time according to requirements, without exceeding budget and to the clients requirements in line with company procedures and objectives.
Main Duties:
- Ensuring programme (contract and target) is progressed to time, quality, specification and budget
- Produce a satisfactory Health & Safety Plan and ensure the same is accepted by the client before works commence on site
- Maintain production/upkeep of the Health & Safety Plan, Risk Assessments, COSHH Assessments/Method Statements
- Collaborate with engineers and architects where necessary to determine specifications of projects
Organisational Control:
- Set up/arrange/attend Tender handover, pre start and pre-construction meetings and ensure two sets of construction issue drawings are available prior to start of works
- Production, take off & interpretation/review of Mechanical & Electrical Services Drawings and Liaison with CAD Office including M&E Small Design Heating, lighting & power, Domestic Services, Ventilation, Air Conditioning, Soil & Waste
- Review drawings received from outside sources to ensure they’re in line with project requirements
- Determine needed resources including equipment and materials for smooth completion of all projects and procure paying attention to budgetary limitations
- Hire necessary contractors in line with project requirements and allocate responsibilities.
- Ensure subcontractors have adequate insurance prior to placing orders and complete pre start meetings prior to commencement of their work
- Ensure the correct use of sub-contractors, direct labour, materials and plant in line with the specification and at all times in accordance with legal requirements
- Ensure that the presentation of site, image of sub-contractors, direct labour etc. is at all times in accordance with the company image.
- Overall responsibility of site personnel, monitoring productivity and workflow, ensuring that all employees understand their duties and delegated tasks
- Adequate and timely recording of all variations, to include pricing, acknowledgment and completion all in line with company procedures
- Set up both office and site files in line with the standard filing structure, in order to maintain a high standard of records and general efficiency
- At all times information that needs to be communicated to others is recorded accurately and to time.
- Works are carried out at all times in accordance with best practice
- Calculate possible costs and gains of projects providing the company with accurate information to assist with operations and strategic planning in line with company estimation procedures
- Acquire understanding of requirements of projects at hand and future arising, reviewing documents to produce valid estimates/reports and bids for submission to appropriate parties.
- Build key relationships with vendors including supplier, subcontractors and architects
Programming of works:
- Programming of works in line with client requirement, covering all aspects of financial implications, labour resources and procurement needs to ensure program deadlines are met
- Review work progress on a daily basis, evaluating status and preparation of detailed reports when/where required for monthly financial review meetings
- Oversee, manage and direct projects from conception to completion
Control Financial Aspects:
- Produce accurate cash flow forecasts and buying schedules for senior management review
- Produce and issue valuations in accordance with the contract deadlines and documents always considering project spend, forecasts and programming.
- Check and sign off sub contract payments in line with company terms and conditions and ensure sub contract final account statements are received prior to their final payment being released.
- Report to Senior management as and when required and appropriate on financial and operational issues.
- Assist in the negotiation of contracts with external vendors with an optimum mix of price and quality to reach profitable agreements
- Participate in management project reviews, including preparing and reporting on all aspects covered within meeting agendas
- Negotiate terms of agreement and draft contracts with supply chain
