We are a small, friendly, Bristol based specialist Chartered Surveying firm who have been representing major clients in the broadcast and telecoms industry for over 20 years. We require a hard-working, willing, degree qualified trainee or recently qualified general practice surveyor keen to make an impression in the telecoms market acting for leading mobile operators. A Property or Law related degree and/or experience as well as knowledge of the ECC (Electronic Communications Code) and the Landlord and Tenant Act 1954 would be helpful and the applicant should feel comfortable being able to advise our clients on a wide range of professional work including rent reviews, lease renewals and portfolio management. This is a full-time, permanent role offering a competitive salary dependant on experience. Excellent progression opportunities and study support is available.

Key Responsibilities:

  • You will conduct lease reading with a view to:
  • Carrying out rent reviews of telecoms agreements
  • Carrying out lease renewals of telecoms agreements
  • Recording lease terms and updating the comparable database.
  • Analysis of legal and practical issues associated with a telecoms site formulating the appropriate valuation and advice to the client
  • Engaging with Landlords and their representatives to negotiate outstanding rent reviews in accordance with the lease terms, law and clients’ objectives and instructions
  • Preparation of Rent Review Memoranda and documenting settlement of reviews
  • Under supervision, and where appropriate, preparing Calderbank notice letters and preparing case evidence for third party submissions where reviews are not agreed
  • Assisting the professional department by undertaking research for comparable evidence for suitable alternative uses for lease renewals
  • Engaging with Landlords and their representatives to negotiate lease renewals in accordance with the valuation principles of the ECC (Electronic Communications Code), client objectives and instructions
  • Participating in shared office duties and be a willing and motivated individual who is happy to become part of a hardworking team.
  • Person Specification:

    Qualifications/Knowledge:

    • You will possess a degree or equivalent qualification in a land management, property or law discipline.
    • Desirable: Full, clean driving licence

    Skills/Attributes:

    • Understanding and adapting to clients’ requirements and objectives, assisting where necessary to manage expectations and to provide practical and accurate advice accordingly on the full range of relevant issues.
    • Knowledge of the ECC (Electronic Communications Code) and Landlord and Tenant Act 1954 (desirable but not essential).
    • Ability to build and maintain strong client relationships and to counsel and advise on technical matters.
    • Willingness to undertake the RICS Assessment of Professional Competence.
    • You must be a people person and team-player who is able to interact with various individuals from all levels and backgrounds.
    • You must also be able to demonstrate strong analytical skills and problem-solving abilities.
    • Confident telephone manner.
