We're recruiting a Property Manager to look after a portfolio of residential properties and provide excellent day-to-day service to landlords and tenants. This role is ideal for someone with solid lettings or customer-facing experience who's ready to take the next step. You'll be supported by senior colleagues, with training provided. We require a minimum of 2 years experience in this role, otherwise your application will not be considered.
Key Responsibilities- Manage a defined portfolio of properties with clear, timely communication to landlords and tenants.
- Coordinate repairs and maintenance with approved contractors; track progress to completion.
- Arrange and record routine inspections, check-ins/check-outs, and inventories.
- Handle tenancy admin (applications, references, lease docs, renewals, deposit protection).
- Monitor rent collection and support early-stage arrears processes.
- Maintain compliance records (e.g., Gas Safe, EICR, PAT, Legionella) with team support.
- Keep accurate notes and documents in our property management system (SME Professional).
- Collaborate with the wider team to ensure smooth move-ins and great customer service.
- Ideally 2–3 years' experience in residential lettings/property management or strong transferable customer service/admin experience in a fast-paced setting.
- Working knowledge of Scottish PRS basics (PRT, deposit protection, notice periods) — training provided.
- Excellent organisation, attention to detail, and communication skills.
- Comfortable using property software and Microsoft 365; SME experience helpful but not essential.
- A full UK driving licence and access to a car are desirable.
- Salary negotiable, based on experience.
