We are currently working with a leading workplace design & build specialist delivering high-quality commercial interiors across the UK. Their teams create inspiring spaces for clients ranging from SMEs to large corporations, providing end-to-end services including workplace strategy, design, technical development, pre-construction and project delivery. The Employee's job role will be varied but will principally involve supporting the Project Directors in the team to secure fast-track commercial office fit-out projects within the Landlord division, and ensure that the due diligence carried out is sufficient to enable the successful delivery of the project whilst maintaining the target margin, programme and quality. The Employee is responsible for ensuring that project profitability targets set at initial sales meetings and within the team are met.

Responsibilities

  • Pre-Contract:
  • Leadership and oversight of the Pre-Contract Activities within the landlord team
  • Brief Taking
  • Client Credit Check
  • Internal EN form population
  • Strategy Meeting (SM)
  • Design management and review
  • Liaise with the Bid Co-Ordination team
  • Production of programme of works
  • Logistics Plan development
  • Production of a detailed scope of works for each package
  • Manage and co-ordinate sub-contractor surveys
  • Manage and co-ordinate intrusive surveys and validations
  • Measured take off
  • Sub-Contractor Tender analysis
  • Cost Planning
  • Contract amendment review and negotiation
  • Contract particulars review and negotiation (including payment terms and conditions)
  • Contract review and pre-signing checklist population
  • Assess the commercial risk and ensure sufficient mitigation measures are documented in the project risk register
  • Cost Adjudication prior to tender submission
  • Project handover form execution
  • Project pre-start meeting on site with delivery team
  • Project handover meeting with the senior leadership and delivery team
  • Post Contract:
    • Oversight of the commercial position and risk profile of all live projects within the landlord team
    • Attend client progress meetings
    • Support the delivery team throughout the procurement process to ensure the target margin is maintained or improved
    • Review WIP margin position and provide support as required to ensure the target margin is maintained or improved
  • Management:
    • Provide support and mentoring for the commercial team members, ensuring that they are able to develop professionally to meet their and the business goals.
    • Implement a common sense of purpose within the commercial team, ensuring that they are motivated to achieve a common goal
    • Manage resource allocation within the commercial team to achieve the targets set by the business.

    The employee will work closely with and report directly to the Head of Landlord on all Business Unit matters.
