Job Purpose
To carry out detailed stock condition surveys of residential properties, ensuring accurate data collection on property condition, compliance, and asset performance to support effective asset management and investment planning.
Key Responsibilities
- Surveying & Data Collection
- Conduct internal and external condition surveys of housing stock
- Assess building elements (e. g. roofs, kitchens, bathrooms, windows, structure)
- Record condition, age, and lifecycle of components
- Identify defects, hazards, and required remedial works
- Asset Management Support
- Input survey data into asset management systems (e. g. Keystone, Northgate, Orchard)
- Support development of planned maintenance programmes
- Assist in forecasting future investment needs and lifecycle costs
- Compliance & Health & Safety
- Identify HHSRS risks (Housing Health and Safety Rating System)
- Report on compliance areas such as fire safety, damp & mould, asbestos awareness
- Ensure surveys meet regulatory and organisational standards
- Reporting & Documentation
- Produce clear and accurate survey reports
- Maintain audit trails and ensure data accuracy
- Provide technical advice to internal teams
- Stakeholder Engagement
- Liaise with tenants, residents, and contractors during surveys
- Work collaboratively with asset, repairs, and compliance teams
Skills & Experience Required
Essential
- Experience in stock condition surveying or property inspections
- Knowledge of building construction and maintenance
- Understanding of HHSRS and housing standards
- Strong data collection and reporting skills
- IT skills including Excel and asset management systems
Desirable
- Experience working within a local authority or housing association
- Knowledge of Decent Homes Standard
- Familiarity with planned maintenance programmes
Qualifications
- HNC/HND or degree in Building Surveying, Construction, or related field (desirable)
- Relevant professional membership (e. g. RICS or CIOB - desirable)
