A specialist project monitoring consultancy operating at the senior end of the development finance market is expanding its presence across Scotland. The workload is focused on lender-funded developments of scale, including complex, long-term and multi-phase schemes where professional judgement, clarity of advice and credibility with funders are critical. Instructions are typically strategic in nature rather than transactional, providing strong visibility of work and sustained involvement on major projects.

The Scottish market is particularly busy at present, with Scotland operating under separate building regulations rather than the Building Safety Act regime seen in England. As a result, development activity and funding continue to remain strong north of the border, creating sustained demand for experienced monitoring professionals.

This role is suited both to experienced Project Monitoring Surveyors already operating full-time within monitoring, and also to Building Surveyors or Quantity Surveyors currently undertaking some monitoring work who want to specialise fully in development finance and lender advisory.

The Role

You will act as Project Monitor on lender-funded developments across Scotland, from initial due diligence through delivery, providing clear, commercially focused advice to lenders and project teams. This is a judgement-led role. You'll be expected to interrogate proposals, identify and articulate risk, and support lender confidence throughout the lifecycle of each project. You'll operate with autonomy, supported by an experienced senior peer group rather than a leveraged, junior-heavy structure.

Key Responsibilities

  • Act as Project Monitor on lender-funded developments across Scotland.
  • Produce robust monitoring reports relied upon for credit and risk decisions.
  • Advising lenders on development risk, cost, programme, procurement and delivery strategy.
  • Engage directly with lenders, developers, funders and professional teams.
  • Monitor compliance with funding conditions and professional appointments.
  • Provide informed input on EPC considerations, building regulations and construction risk.
  • Manage a live portfolio of projects, including long-term and multi-phase schemes.
  • Apply professional judgement rather than operating to a checklist-led or process-driven model.

Candidate Profile

  • Proven experience as a Project Monitoring Surveyor within development finance, or exposure to monitoring work within a Building Consultancy or Quantity Surveying environment.
  • Background from a recognised project monitoring, building or multidisciplinary consultancy.
  • Comfort operating on a range of different development types and complex funding structures.
  • Strong lender-facing report writing skills.
  • Commercial mindset with the confidence to challenge assumptions and advise senior stakeholders.
  • Ability to work autonomously in a largely remote, regionally focused role.
  • Candidates currently undertaking some monitoring work who want to move into the discipline full-time are strongly encouraged to apply.
  • MRICS preferred.

  • Base salary aligned to Associate Director level, typically between £70,000 - £85,000 depending on experience and seniority.

Ways of Working

This is a largely remote, home-based role. Day-to-day work is focused on site inspections across Scotland and report production from home.
