A specialist project monitoring consultancy working closely with development lenders is seeking an experienced Project Monitoring Surveyor to support continued growth from its London base. The business is instructed on complex, high-value lender-funded developments where reporting quality, professional judgement and credibility with funders are critical. Instructions are typically long-running in nature and frequently form part of multi-phase or strategic development programmes, providing a clear and visible pipeline of work. This role is designed for an experienced Project Monitoring Surveyor seeking closer involvement in lender decision-making and risk advisory work.

The Role

  • You will act as Project Monitor on lender-funded developments from initial due diligence through delivery, providing trusted, commercially focused advice to lenders and project teams.
  • This is a judgement-led role. You will be expected to challenge assumptions, identify and articulate risk clearly, and contribute directly to lender confidence throughout the lifecycle of a project.
  • Support is available from a highly experienced peer group, allowing capable surveyors to scale up quickly and confidently.

Key Responsibilities

  • Acting as Project Monitor on lender-funded developments
  • Preparing clear, robust monitoring reports relied upon for credit and risk decisions
  • Advising lenders on development risk, cost, programme, procurement and delivery strategy
  • Engaging directly with lenders, developers, funders and professional teams
  • Monitoring compliance with funding conditions and professional appointments
  • Providing informed input on EPC, Building Safety Act considerations and construction risk
  • Managing a live portfolio of projects concurrently
  • Applying professional judgement rather than operating to a checklist-led model

Candidate Profile

  • Experience as a Project Monitoring Surveyor within development finance
  • Background from a recognised project monitoring or building consultancy
  • Strong lender-facing report writing skills
  • Commercial mindset with the confidence to engage, question and advise
  • MRICS preferred

Package

  • Base salary aligned to Associate Director level, typically around £85,000 (flexible depending on experience and level)
  • Bonus of 0.25%
  • With bonus total annual remuneration comfortably in excess of £100,000
