An opportunity has arisen for a Building Surveyor to operate within a super-prime residential setting. This extensive and varied role will be to head up and assume all property and building related matters, including project management, estate management, and contributing to the long-term vision of the estate by delivering a 25-year asset plan and budget. The building is iconic, with residents enjoying luxury services and facilities provided within the service charge. The building will undergo changes and updates over the years, and residents will make improvements to their properties. You will oversee and manage all of these activities.
Responsibilities include:
- Defect diagnosis & reporting
- Design (basic AutoCAD competency) & contract administration of maintenance & improvement works
- Preparation of schedules of works, JCT contract terms, and tender documentation
- Project management of major projects
- Utilising and managing external consultants and advisors
- Leading health & safety initiatives and building safety compliance
- CDM Lead Designer for projects
- Managing resident works, including overseeing Licence to Alter applications
- Overseeing insurance reinstatement works
- Managing residents' refurbishment projects, liaising with contractors and consultants
- Working to 1, 5, and 25-year asset plans
- Report writing and presenting findings to the board
Additional property and building-related duties include Rights of Light negotiations, service charge setting, budgeting and forecasting, managing green spaces, and direct communication with residents, among others, typical of a large luxury residential building in central London.
Experience Required: An adaptable Building Surveyor capable of performing the outlined duties, with the professionalism to engage with the board and residents, maintaining high standards of quality and delivering exceptional results.
