This role sits in Eagle Street Partners, a platform within Arrow Global Group. The Asset Manager will drive performance across a diversified value‑add real‑estate portfolio, spanning sectors including retail, office, industrial and logistics, mixed‑use, residential, living and alternatives. The role will create and deliver asset‑level business plans, identify value‑enhancement opportunities, manage leasing and capex initiatives, oversee advisors and property managers, and support transactions, financing, valuations and reporting.

Key Responsibilities

  • Develop and execute asset-level business plans aligned to fund strategy and investment objectives.
  • Identify and deliver value‑add initiatives across leasing, refurbishment, redevelopment, repositioning, operational improvement, income growth, cost control, planning and change of use.
  • Track performance against underwriting, budgets and fund targets, including occupancy, ERV, NOI, capex, IRR, equity multiple and valuation movement.
  • Manage leasing strategy, tenant relationships, rent reviews, renewals, regears, vacancies, service charge matters and retention.
  • Work with property managers to ensure strong operations, tenant service, compliance and cost control.
  • Lead budgeting, forecasting, cash‑flow monitoring and asset‑level analysis; maintain financial models and assess the impact of leasing, capex, financing and disposal decisions.
  • Build, manage, and develop a high‑performing asset management team.
  • Support valuations, investor and fund reporting, internal reviews, investment papers and committee materials.
  • Manage external advisors and coordinate internal stakeholders across investment, fund management, finance, legal, development, ESG and investor relations.

Skills, Knowledge & Expertise

  • Strong knowledge of real estate investment, asset management, leasing, valuations, capex planning, development appraisals and exits.
  • Wide network of capital market and occupational market participants.
  • High financial literacy, including modelling, IRR, NPV, yield analysis, rent rolls, valuations and business plan tracking.
  • Ability to interpret leases, tenancy schedules, reports, surveys, appraisals, loan documents and legal due diligence materials.
  • Advanced Excel capability, with strong report writing and presentation skills.
  • Understanding of ESG, sustainability regulation, building performance and institutional investor expectations.
  • Demonstrable use of data and insights led decision making.
  • Commercial, entrepreneurial and hands‑on approach with strong stakeholder management skills.
  • 10-15 years+ experience in asset management, investment or fund management, development, transactions, advisory or principal‑side real estate investing.
  • While this is a multi‑asset sector role, retail shopping centre experience is preferable.
  • Exposure to value‑add strategies such as leasing, repositioning, refurbishment, redevelopment, stabilisation and disposals.
  • Multi‑sector real estate experience preferred; experience with institutional investors, private equity real estate funds, REITs, developers or operating platforms advantageous.
  • Degree qualified; MRICS, CFA, ACA, ACCA or equivalent advantageous but not essential.
