Old System Disconnected – New Grade A L3 Fire Alarm Installed – Full Lighting Upgrade for Communal Areas

EAC Fire & Security recently completed a full fire alarm and lighting upgrade at a converted residential property on Alington Road, Bournemouth . Following a fire risk assessment, the building required significant improvements to meet safety regulations and current standards.

Why the Upgrade Was Needed

The property, converted into multiple flats, had a communal electrical board powered from a plug top in a neighbouring flat—non-compliant and unsafe. Additionally, the building had:

  • No dedicated fire alarm system in place
  • Two outdated timer switches controlling communal lighting
  • Poor labelling and access to existing electrics

Works Completed by EAC & Partners

We worked alongside our trusted electrical contractor, JJ Electrical , to carry out a full compliance upgrade. Works included:

  • New dedicated power supply and board installed to meet 18th Edition wiring regulations
  • Removed unsafe plug-top feed from the adjacent flat
  • 3x round emergency bulkheads with microwave sensors installed in stairwell
  • 1x new bulkhead fitted externally by main door
  • 1x additional emergency light added above the entrance
  • Timer switches removed and replaced with 1x test key switch for safety testing

Grade A Category L3 Fire Alarm System

  • Addressable fire alarm installed across all levels
  • Manual call point and smoke sounder on each communal landing
  • Heat detector and sounder beacon base fitted in each flat
  • New mains power isolation switch and clear labelling throughout
  • Zone chart displayed clearly in entrance lobby for quick reference

All cabling was installed neatly in white trunking, both internally and externally, to suit the building’s aesthetics and layout.

Full Compliance Achieved

This installation now meets:

  • BS 5839-1:2017 fire alarm regulations
  • BS 5266-1 emergency lighting guidance
  • 18th Edition IET Wiring Regulations

The building is now fully protected and compliant, giving residents peace of mind and ensuring legal obligations are met.
