Our client is seeking a meticulous and knowledgeable Conveyancing Title Checker to join their growing property team. This is an excellent opportunity for an experienced conveyancing professional who thrives on reviewing complex title documentation and ensuring transactions progress smoothly and compliantly.
Working as part of a busy and supportive conveyancing department, you will play a vital role in protecting clients' interests by identifying and resolving potential legal issues before transactions proceed to exchange and completion.
The Role
As a Conveyancing Title Checker, you will be responsible for reviewing legal titles, analysing property searches and identifying any title defects or risks that may impact a transaction.
Key Responsibilities
- Reviewing and investigating freehold and leasehold titles, Land Registry documents and title deeds
- Examining local authority, environmental, drainage and water searches, together with other relevant reports
- Identifying title defects, restrictive covenants, rights of way, easements, boundary disputes and planning issues
- Raising and reviewing title enquiries and requisitions with sellers' solicitors
- Ensuring compliance with UK Finance Mortgage Lenders' Handbook requirements and lender-specific instructions
- Working closely with conveyancers, legal assistants and fee earners to support the progression of transactions
- Maintaining high standards of risk management and compliance, including AML procedures
- Providing practical solutions to legal and title-related issues
About You
The successful candidate will possess:
Essential Experience & Skills
- At least 1-3 years' experience within residential conveyancing, with a focus on title checking
- Strong understanding of property law and conveyancing procedures
- Knowledge of Land Registry processes and leasehold/freehold transactions
- Excellent analytical and problem-solving skills
- Exceptional attention to detail and accuracy
- Ability to work independently and manage a busy workload
- Strong written and verbal communication skills
Preferred Qualifications
- Law degree (LLB), CILEx qualification or Licensed Conveyancer status
- Alternatively, significant practical conveyancing and title checking experience will be considered
