We are recruiting on behalf of a well‑established social‑housing contractor with deep expertise in responsive maintenance, void refurbishment, and planned cyclical works. This company is trusted by housing associations and local authorities across the region and prides itself on delivering high‑quality, cost‑effective building services.
About the Role:
As a Supervisor, you will take a lead role in managing a team of operatives, ensuring the smooth delivery of social housing maintenance works, covering either East London area or Greenwich to Medway area. You will be responsible for coordinating works, maintaining quality standards, driving efficiency, and upholding safety and compliance on site.
The successful candidate will have knowledge/experience in Schedule of Rates (SOR), and proven track record as a Supervisor/Team Leader within social housing, or working for a maintenance contractor.
Key Responsibilities:
- Supervise and direct a multi‑trade workforce, including maintenance, decorating, voids, and refurbishment teams.
- Monitor quality of workmanship, ensuring all tasks meet company and client standards.
- Conduct regular site inspections — managing snagging, defects, and post‑works sign‑off.
- Liaise with clients (housing associations, local authority reps) and internal stakeholders to ensure clear communication and transparency.
- Oversee health & safety compliance, ensuring safe working practices, risk assessments, and toolbox talks are carried out.
- Manage resource allocation (labour, materials, subcontractors) to optimise productivity and cost control.
- As and when required, using Schedule of Rates for pricing/costing works.
Person Specification – What We’re Looking For:
- Previous supervisory experience within social housing maintenance.
- MUST have Schedule of Rates (SOR) knowledge/experience.
- Strong knowledge of either planned, voids and responsive maintenance processes.
- Excellent organisational skills, with the ability to manage multiple sites/workstreams effectively.
- Good communication skills: able to liaise with clients, tradespeople, and management.
- Solid understanding of health & safety regulations, with experience enforcing safe site practices.
- Competency in using basic IT/digital tools (scheduling, reporting, Microsoft office).
