About the Role
Responsible for providing technical support and execute to Dyson’s Estates strategies to ensure safe and efficient functioning, and optimal utilisation of assigned systems within the UK estate.
- Responsible for assisting Department Head in planning, coordinating, and implementing defined Mechanical system maintenance of facilities.
- Subject matter expert in defined system area (Mechanical).
- Participate as a stakeholder in technical review for any defined (Mechanical) system installation and provide feedback in ensuring sustainable operation and specification fulfilling the needs of the operation, business goal and objectives.
- Ensure all works managed are compliant with safe work procedure, risk assessment, and site established safety protocol for any defined systems (Mechanical) work activities.
- Responding and troubleshooting on defined system (Mechanical) relating to any interruption/incident, in root cause identification, corrective, and preventive action in the shortest period.
- Able to collaborate with various stakeholders in resolving the issue amicably.
- Ensuring all assigned work tasks are managed through the CAFM system with clear, concise and regular updates via the system to end users to the point of completion.
- Create new and review existing defined system (Mechanical) Operating Procedure and Risk Assessment.
- Participate in Hazard Identification, Risk Assessment and Risk Control on the defined system (Mechanical).
- Perform FMEAs (Failure Model and Effect Analysis), eliminate a single point of failure and mitigate supply interruption risk.
- Established effective monitoring, measurement, and analysis system for evaluating the performance of defined system (Mechanical) operation and maintenance in meeting set KPIs.
- Recommend and implement improvement/changes where appropriate.
- Lead/support, schedule and coordinate critical works EG shutdown maintenance on power distribution or interruption of critical Mechanical assets.
- Implement, execute, review, and improve maintenance programs such as preventive maintenance; corrective maintenance on defined system (Mechanical) in ensuring maximum system uptime and reliability can be achieved.
- Maintaining good system records such as system design, drawings, commissioning reports, manuals etc & co‑ordinate with the Building & Compliance Manager is how best to achieve this.
- Perform investigation when system operation deviates from initial operating baseline.
- Report and document findings and perform corrective action where applicable.
- Maintain good maintenance records for traceability.
- Set priority, follow up and rectified defects identified promptly.
- Digitization on operation and maintenance workflow in improving productivity, data management, and maintaining a ready‑to‑audit status.
- Analyse data in getting an insight on system performance, efficiency, and identified potential improvement.
- Track consumption and capacity.
- Set trigger for defined system (Mechanical) review and proposed plan for system upgrade in meeting operational/minimum demands.
- Work with various stakeholders in providing detailed design, and technical support on defined system (Mechanical) allowing for potential implementation for new technology.
- Participate in change management review for new processes in identifying hazards and ensuring existing facilitation compatibility and meeting the regulatory requirements.
- Support EHS team in internal, external, and regulatory audits.
- Support Building & Compliance Manager in achieving 100% compliance across all defined systems (Mechanical) and owning activities to achieve this EG planned maintenance performance or remedial work activity.
- Lead in defined system area in UK Energy Efficiency Programme.
- Articulate asset critically and link to overall maintenance strategy.
- Own the operational risk register and articulate risk tolerance for the core business.
- Link spending and budgets to operational risk tolerance.
- Oversee forward maintenance strategy and PPM schedules.
- Own building intelligence systems – BMS, BIM, CAFM, CAR, Document Management.
- Create and implement meticulous monitoring protocols to oversee the real‑time health and performance of building systems.
- Identify, evaluate, and implement state‑of‑the‑art technologies to gather data from diverse building systems, including HVAC, lighting, security, energy management, and occupancy sensors.
- Own and develop Dyson’s BMS.
- Collaborate closely with other teams within Facilities to identify opportunities for reducing energy consumption and fortifying sustainability initiatives.
- Develop meaningful and positive relationships with key suppliers to engender collaboration and high value outcomes for Dyson.
- Assimilate new insights and evaluate the feasibility and potential benefits of adopting innovative solutions that drive continuous improvement.
- Overseeing the IFM contractor. This includes monitoring their progress, ensuring they adhere to project timelines and budgets, and addressing any issues that may arise.
- Ensuring quality of the IFM delivery.
- The Systems Lead must verify that the contractor's work meets the specified quality standards and that the final product meets the required specifications.
- Budget and schedule management of all engineering works of the IFM provider.
- They need to track project costs, manage expenses, and ensure the project stays within the allocated budget and schedule.
- Risk Management of the IFM contract.
- Identifying potential risks, developing mitigation strategies, and monitoring risks throughout the project lifecycle.
- Process Improvement opportunities.
- Identifying areas for improvement in the contractor's processes and implementing changes to optimize efficiency and quality.
- Reviewing and managing contracts with the IFM contractor to ensure compliance and adherence to all terms and conditions.
About You
We’re looking for someone that has:
- Qualified to NVQ Level 4 or related Mechanical specialism.
- Experience of managing the maintenance of complex building systems (such as BMS, Smart Lighting, HV & LV and UPS as examples).
- Experience in the management of Supply Chain & their contracts including setting & managing Key Performance Indicators, realistic objectives, monitoring performance and giving feedback.
- Experience of managing Health & Safety in a maintenance environment including carrying out IOSH or NEBOSH desirable.
- Experience of undertaking safety audits and risk assessments along with managing permitting processes.
- Excellent interpersonal skills, able to communicate technical information clearly and build effective working relationships with diverse stakeholders to achieve shared goals.
