Our client is the UK's largest independent engineering and services business. Its Facilities Services division provides mechanical, electrical, and integrated building maintenance. Qualifications and Experience required:

  • Must have HVAP qualification.
  • Thorough working knowledge of one functional area through significant job experience & training.
  • Experience supporting a business contract and/or providing support to a professional function.
  • Likely to have 5 years business experience and/or be fully qualified within a mechanical or electrical trade.
  • Significant M&E Operations Management experience within a business critical client environment.
  • HV or LV Authorised Person.
  • Requirement to complete the critical environment training, and to carry out scenario training as per schedule, guide and training shift team on SOPs/EOPs etc.
  • Experience with HV generation and control systems.
  • Experience with working within a critical and secure environment.

Responsibilities:

  • Establish good working relationships with the client Facilities Management Team to ensure proactive, open, and co-operative partnership.
  • Monitor component, system and building performance against target profiles via Building Management System and alert platform.
  • Contribute information as required for regular and exception reports.
  • Propose variations or modifications to modes of operation and or the times of operation of systems to minimise energy consumption.
  • Invoke escalation when required through established communication channels.
  • Provide ownership of Building Management System, making adjustments to plant and systems as appropriate.
  • Ensure required documentation and records are maintained in line with client processes and procedures.
  • Responsible for incident management and completion of associated forms.
  • Work as part of a cohesive team interacting with other departments to ensure optimum service levels.
  • Input to planning and execution of activities to ensure optimal delivery in line with company and client safety rules and operating procedures.
  • Operate within agreed operational and/or management guidelines.
  • Interact with client or users around specific work efforts and deliverables.
  • Support the delivery of Health and Safety in line with policy and standards.
  • Manage the activities of others to meet deadlines and quality standards, taking account of impact outside area of responsibility.
  • Focus of work is predominantly against defined targets but performs a range of tasks from complex to straightforward.
  • Ensure Plantroom checks are completed at the start and end of shifts.
  • Non Critical and Critical comms is checked intermittently.
  • Critical alarms cleared or uncleared, or in hand alarms have been verbally explained to next shift person.
  • Any subcontractor within the portfolio has been logged into shift log.
  • Ensure the Shift Log is kept up to date with relative and informed information that proactively assists the Shift team deliver to a constant high standard.
  • Ensure the Shift Handover Report is sent before the end of shift without exception.
  • Ensure all asset and operational issues are clearly recorded to meet the monthly SLA's.
  • Develop a comprehensive understanding of the building layout, functions and complexities through developed practices through scenario drills, continuous assessments, staff training and personal development.
  • Ensure a consistent and up to date understanding of site and asset operational status, utilising the Building Management System and Shift Team.
  • Complete and issue authorisation to work documentation to a consistent high standard.
  • Ensure that all statutory documentation is kept up to date and is available for inspection or audit when required.
  • Make sure H&S and statutory tasks are completed correctly.
  • Look to recommend improvements to your work processes by providing suggestions and solutions in writing if requested.
  • Carry out Contractor Inductions and complete all paperwork as required.
  • Ensure all Plant Rooms, BMS Room and Storage Facilities are both clean and tidy with regular weekly inspections carried out.
  • To make sure any plant withdrawn from service is isolated, locked and tagged correctly and tracked until back in service using both email correspondence and the Shift Log Book.
  • Assist the Contract Manager by advising of any PPM's that are outstanding and will affect the performance of the Building or Client Reports, to ensure zero failure.
  • Prioritise PPM's to ensure all works are completed on schedule and relevant paperwork is completed to a constant high standard.
  • Ensure any issued PPM's and Reactive tasks are recovered from the Shift team before end of shift, and that the CAFM is updated to avoid overdue activities.
  • Ensure 0% failure on reactive tasks by clearing tasks from CAFM system or intelligently extending.
  • Take ownership of impending service delivery failures, implementing appropriate mitigating action(s) and engage with Contract Manager to resolve.
  • Allocate work to the shift team to ensure that they are fully utilised through the shift.
  • Manage shift roster and shift cover.
  • Produce technical reports as required by Contract Manager.
  • Form part of the emergency call out response team.
  • Manage the permit to work system whilst on shift.
  • Produce update SOPs/EOPs as required.
  • Stand in for the Contract manager as and when required.
  • Provide Shift cover for leave and sickness.
  • Assist the Contract Manager in programming critical maintenance activities.
  • Assume ownership and accountability of the Shift Team output when on duty.
  • Liaise with Operational and Management teams plus other Shift Leaders to ensure the most productive use of the Operations Team.
  • Work with other members to provide great customer service.
  • Undertake supervisory role in terms of team leadership, experience/training deficiencies, appraisals, performance and discipline.
  • Complete bi-annual documented 1-2-1 meetings for relevant staff, monitoring general performance and agreed objectives.
  • Complete and document Annual Performance Review for your direct reports.
  • Ensure the Absence and Timekeeping Reporting Procedure is strictly adhered to at all times by all members of the Operations Team.
  • Manage Annual Leave planning within shift team in line with the site policy ensuring zero impact on operations.
  • Log in Shift Book and report absences including lateness's to the Contract Manager and Contract Administrator on a daily basis.
  • Ensure the Shift Team work efficiently and safely to complete PPM's and Reactive Tasks to resolve all client issues within the agreed SLA's.

Working hours: 7 to 7 continental shift pattern
