Our dynamic mid-sized private developer client is looking for someone who has been there and done it - Big Civils, large scale projects and multi-site locations. You bring the big-time experience and a can-do mentality to execute the actual construction.
Location: Southeast / East Anglia | Bespoke, complex builds + major conversions, big civils.
Start: March–April–May 2026 - A game-changing SME opportunity.

This isn’t a corporate Construction Director job; it's a developer with huge complex projects and a need for your experience and expertise! No committees. No endless layers. No box-ticking. This is for someone who wants to be seen on site, who enjoys making the calls, but can execute big projects, understands big civils and large square foot builds (100,000 - 300,000 sq. ft.).
You’ll join a mid-sized, entrepreneurial developer with a serious pipeline: two major projects about to land and 10+ years of live work behind them.
The projects include:
- Bespoke new builds and conversions across the South East / East Anglia
- Giant sheds - big civils
- Converting sites into communities — 80–100 luxury apartments
- Residential conversions up to 100–120 flats
- “Game-changing” in-house schemes, including sites over 200,000 sq ft
No two jobs are the same. You’ll be moving between different project sizes and stages, and that variety is the point.
The role involves:
- Owning delivery across all live and upcoming projects (programme, quality, cost, safety)
- Leading value engineering that actually improves ROI
- Managing and developing a lean in-house team (QS, PM, SM and specialist partners)
- Selecting, negotiating with and managing contractors / consultants / suppliers
- Driving build efficiency, snag-free handovers, and strong commercial outcomes
- Spotting problems early and fixing them properly — fast
- Keeping senior leadership informed with clear, straight updates

This role is built for someone who has worked on different sides of projects and learned how things really get delivered. Ideally, you’ve come from a bigger business with big projects and civils who wants to take their experience into a mid-sized developer.
