Durrant Talent Solutions is proud to be partnering with a leading residential managing agent in the search for a Property Manager to join their Liverpool team. This is an excellent opportunity for an experienced Property Manager to take ownership of a residential portfolio, delivering exceptional property management services while building strong relationships with leaseholders, residents, clients and contractors.
The successful candidate will be responsible for ensuring developments are managed to the highest professional standards, maintaining compliance, overseeing maintenance and service delivery, and providing an outstanding customer experience across their portfolio.
Role Responsibilities
- Manage a portfolio of residential leasehold developments.
- Build and maintain strong relationships with leaseholders, Resident Management Companies (RMCs), Right to Manage Companies (RTMs) and freeholder clients.
- Prepare and manage annual service charge budgets in conjunction with internal teams.
- Monitor expenditure and ensure developments are managed within approved budgets.
- Arrange, attend and chair site inspections and client meetings as required.
- Instruct, monitor and review contractors to ensure works are completed to the required standard.
- Oversee planned and reactive maintenance across the portfolio.
- Ensure compliance with all relevant health and safety legislation, including fire, asbestos, water hygiene and lift regulations.
- Work closely with internal departments including finance, compliance and customer services.
- Respond promptly and professionally to customer enquiries and resolve issues effectively.
- Ensure accurate property records are maintained and all administration is completed within agreed timescales.
Essential Experience
- Previous experience managing a residential block management portfolio.
- A good understanding of residential leasehold legislation and property management best practice.
- Excellent communication and relationship-building skills.
- Strong organisational skills with the ability to manage a varied workload.
- A proactive and customer-focused approach.
- The ability to prioritise tasks and work independently.
- Competent IT skills, including Microsoft Office.
- A full UK driving licence (where required).
Desirable Experience
- TPI qualified or working towards level 3.
- Experience using property management software such as Qube, TRAMPS, Propman or similar.
