The Role - Operations Manager:

Reporting to the Sales Director, the Operations Manager will oversee and optimise daily operations across multiple Storage Vault and CoVault sites. You will drive site performance, maximise revenue opportunities, and ensure we maintain high standards across our growing estate.

In this pivotal role, you will directly line-manage the Maintenance and Marketing teams, collaborate closely with our Development team on new site handovers, and ensure operational consistency as we scale. You'll set clear expectations, complete performance evaluations, and build a strong, engaged team to deliver exceptional results.

As our Operations Manager you will:

  • Oversee all operational activities and processes, ensuring efficiency, productivity, and quality
  • Identify opportunities to improve processes and operational performance
  • Lead on new projects in partnership with the Development team, ensuring timely delivery and communication
  • Ensure the business's online functionality supports strong lead generation for the Sales team
  • Coach, mentor and develop team members to foster a high-performing, positive working environment
  • Lead a performance-driven culture by setting and driving quarterly objectives
  • Monitor market trends to inform operational and commercial strategy
  • Develop your team to deliver outstanding customer service with contractors, suppliers and partners
  • Maintain consistent internal standards and professional site presentation across the estate
  • Promote and uphold the company's culture and values across all sites
  • Take ownership of Health & Safety compliance, ensuring timely checks and safe working environments
  • Manage customer relations issues effectively to protect the business and brand reputation
  • Maintain strong competitor and industry awareness, using insights to guide decisions
  • Share best practice and support colleagues across the wider team
  • Work closely with the Finance team to ensure accurate budgeting and cost control

In order to be successful in this role you must have:

  • Minimum 3 years' project management experience
  • Minimum 3 years' experience working with external contractors, with strong industry contacts
  • Minimum 2 years' line management experience
  • Proven experience managing multi-site operations (desirable but not essential)
  • Strong commercial awareness and an eye for opportunities to improve revenue or reduce costs
  • A natural leader who thrives on taking full ownership and driving performance
  • Excellent communication skills, able to build strong relationships at all levels
  • Highly organised, self-motivated, and comfortable managing competing priorities
  • A proactive approach, always looking for ways to innovate and enhance operational performance
