Dunwall is supporting one of Scotland’s fastest-growing commercial property investment and management businesses in the appointment of an Operations Manager. The business operates a growing estate across Scotland, managing over 1 million sq. ft. of flexible workspace and self-storage facilities. With significant investment planned across the existing portfolio and multiple new developments in the pipeline, this is a genuinely exciting time to join.
They are now seeking a commercially minded, hands-on Operations Manager to support continued expansion and help shape the future of operational excellence across the estate.
The Role
Reporting directly to the Sales Director, the Operations Manager will take ownership of day-to-day operations across multiple sites, driving performance, consistency, and revenue growth. This is a pivotal leadership role, combining people management, process improvement, and project delivery. You will line-manage the Maintenance and Marketing teams, work closely with the Development team on new site handovers, and ensure operational standards remain high as the business scales. You will set clear expectations, lead performance management, and build a high-performing, engaged team aligned to the company’s values and growth ambitions.
Key Responsibilities
- Oversee and optimise all operational activities to drive efficiency, quality, and profitability
- Identify and implement process improvements to enhance operational performance
- Lead new operational projects in partnership with the Development team, ensuring smooth site launches and handovers
- Ensure online systems and functionality effectively support lead generation for the Sales team
- Coach, mentor, and develop team members to build a positive, performance-driven culture
- Set, track, and deliver against quarterly objectives across sites
- Maintain consistent operational standards and professional presentation across the estate
- Take ownership of Health & Safety compliance, ensuring safe and compliant working environments
- Manage customer and stakeholder issues to protect the business and brand reputation
- Work closely with Finance to support budgeting, cost control, and commercial decision-making
- Monitor competitor activity and market trends to inform operational and commercial strategy
- Build strong relationships with contractors, suppliers, and external partners
- Promote and embed company culture and values across all locations
About You
To be successful in this role, you will bring:
- A minimum of 3 years’ project management experience
- At least 3 years’ experience managing external contractors, with strong supplier relationships
- A minimum of 2 years’ people management experience
- Experience managing multi-site operations (desirable but not essential)
- Strong commercial awareness, with a track record of improving revenue or controlling costs
- A natural leadership style with confidence taking full ownership and accountability
- Excellent communication skills and the ability to influence at all levels
- A highly organised, proactive approach, comfortable managing competing priorities
- A mindset focused on continuous improvement and operational excellence
