Residential & BTR
Part-time - 22.5 hours a week
£35,000-£40,000 pro rata
We are seeking an experienced Lettings Manager to lead lettings performance across a portfolio of residential and Build to Rent (BTR) properties.
This is an excellent opportunity for a commercially minded lettings professional who can drive occupancy, maximise rental income and deliver an outstanding customer experience. You will take ownership of lettings strategy and performance, combining strong sales and negotiation skills with effective marketing, data analysis and stakeholder management.
Working remotely on a part-time basis, you will play a key role in ensuring properties are marketed effectively, prospective tenants are converted into residents, and occupancy and revenue targets are achieved.
The successful candidate will have a strong background in residential lettings, ideally with experience in the Build to Rent sector, alongside the confidence to build relationships with clients, residents and stakeholders.
Key Responsibilities
- Drive occupancy levels, rental income and void reduction across the property portfolio.
- Lead negotiations with prospective tenants to maximise commercial returns while maintaining high levels of customer satisfaction.
- Monitor local market conditions and competitor activity to inform rental pricing and marketing strategies.
- Maximise property exposure through platforms such as Rightmove, Zoopla, Goodlord and other relevant marketing channels.
- Act as the main point of contact for lettings performance, providing market insight and commercial recommendations.
- Analyse and report on occupancy trends, leasing activity, revenue performance and wider market conditions.
- Oversee the full tenancy journey, from initial enquiry and lead conversion through to tenancy progression and move-in.
- Identify opportunities to improve lettings processes, marketing effectiveness and overall portfolio performance.
- Build and maintain strong relationships with clients and key stakeholders.
- Promote a proactive, commercially focused and customer-led approach to lettings.
About You
To be successful in this role, you will be an experienced residential lettings professional with a proven ability to deliver results and improve portfolio performance.
You will ideally have:
- Previous experience in a residential lettings management or senior lettings role.
- Experience within the Build to Rent sector, with a good understanding of resident expectations and the BTR market.
- Comprehensive knowledge of residential lettings legislation, compliance and industry best practice.
- A strong understanding of tenancy processes, lead generation, marketing and customer journey management.
- A proven track record of achieving occupancy, rental income and lettings performance targets.
- Excellent sales, negotiation and prospect conversion skills.
- Strong commercial awareness, with the ability to identify opportunities to maximise revenue and reduce void periods.
- The confidence to communicate effectively with clients, residents and stakeholders at all levels.
- Advanced Microsoft Excel skills, with the ability to analyse data, identify trends and present meaningful insights.
- A proactive, organised and results-driven approach, with the ability to work independently in a remote environment.
If you are an experienced lettings professional with strong commercial instincts and a passion for delivering results, we would love to hear from you.
