We have a fantastic and exciting opportunity for an experienced Construction Project Manager/Building Surveyor to join our business and make a difference. The Demipower Group is a rapidly growing and ambitious KFC Franchisee currently operating 119 restaurants across Greater London, Midlands, East Anglia, Home Counties, Western England and Wales. The Company is a privately-run family business that started in 1989, and we have an ambitious plan to open new restaurants and continue to upgrade and re-image the existing restaurants in our portfolio.

You will own the end-to-end delivery of our restaurant modernisation pipeline and new-build programme, keeping KFC sites looking sharp, on brand, and ready to smash sales targets. From early feasibility to the first bucket out the door, you’ll juggle budgets, builders and brand standards all while making sure the Colonel’s house stays open for business. The Key Responsibilities of the Role

  • Programme Ownership: Manage the rolling refurbishment plan (20–30 sites p.a.) and green-field new builds (3 to 5 p.a.) from concept to hand-over. Leading or overseeing the Project Team dependent on size of project and timescales for delivery.
  • Budget & Cost Control: Set and track project budgets (£100k to £2m) and drive value-engineering without cutting corners (or quality chicken), working with the owners of the business to deliver great value and quality work.
  • Planning & Approvals: Have an understanding of planning applications, landlord negotiations and licensing.
  • Contractor & Supplier Management: Tender, appoint and performance-manage contractors, architects, project managers and consultants; enforce CDM 2015 and company H&S standards.
  • Day-to-day site management: Oversee Principal Contractor on site.
  • Major Maintenance Reviews: Conduct scheduled audits of the estate, scoping capex works that keep assets compliant and operational.
  • Stakeholder Communication: Provide crisp, honest updates to Operations, Finance and Executive Teams; flag risks early and chase solutions.
  • Sustainability & Innovation: Embed energy-efficiency, low-carbon materials and circular-economy thinking into every build; pilot new tech where it makes commercial sense.
  • Continuous Improvement: Capture lessons-learned and feed into design guides, templates and future roll-outs – better, faster and cost-effective every cycle.

Essential Skills & Experience

  • Proven track record delivering multi-site retail/restaurant fit-outs and new builds concurrently.
  • Heavy-duty project management (circa £5m capex portfolio).
  • Deep knowledge of UK building regulations, CDM 2015 and H&S legislation.
  • Sharp commercial acumen: cost planning, value engineering, negotiation.
  • Confident communicator, able to influence board members.
  • Full UK driving license and willingness to travel nationwide.

Desirable

  • Experience with QSR brands (KFC, McDonald’s, Burger King, etc.).
  • Chartered status (RICS / MCIOB) or Prince2 / APM qualification.
  • Familiarity with BIM, Procore or similar digital PM platforms.
  • BREEAM/LEED project exposure or sustainability accreditation.
