We have an exciting opportunity for an experienced Business Analyst to join our Technology Team at our Head Office in Liverpool City Centre. The Business Analyst within Downing will act as an ambassador for change. Working with all departments and colleagues at all levels of the business, you will be seen as a valued advisor who turns ideas into reality. Downing is a vertically integrated real estate business with over 38 years of development, investment and operational experience. Spanning Purpose-Built Student Accommodation (PBSA), Build-to-Rent and Co-living, we manage thousands of homes across the UK and have an impressive £1.6bn worth of developments in the pipeline. We are entering an exciting new phase as we transition to a technology and data-first real estate business. Our investment in new software is already enabling data-driven decision making and intelligent automation, shaping how we operate day to day.
Key Responsibilities:- Analyse issues, problems and drivers for change as agreed with stakeholders and project sponsors. Removing ambiguity, documenting solutions and facilitating decision making.
- Working with stakeholders to identify business requirements via workshops, interviews and document reviews.
- Producing documentation of existing processes and proposed improvements.
- Production of business specifications for delivery by technology vendors.
- Consult with internal and external suppliers to facilitate successful change delivery.
- Support the testing and adoption of new processes and technology, including provision of training to colleagues.
- Be an ambassador for change through continual improvement of people, processes, data and technology.
- Identify areas where improvement in processes, data and technology will lead to greater efficiency and ensure these are brought to management attention.
- Help colleagues to get the best value out of technology by ensuring they understand what our systems can do and how they are best used.
- Always consider the customer and resident journey, identifying ways to improve every touchpoint.
- Contribute to Downing’s broader ambition to become a technology and data-first real estate business, supporting the adoption of new platforms, data tools and AI-enabled workflows across the group.
- Curiosity and strong analytical ability.
- An interest in or awareness of the PBSA, BTR or wider real estate sector is advantageous but not essential.
- Familiarity with process documentation, business analysis methodologies or project management frameworks (academic or professional) is a plus.
- Ability to prioritise work effectively and manage multiple tasks simultaneously.
- Comfortable working with data, whether in Excel, BI tools or otherwise.
- Excellent analytical skills with the ability to break complex problems into clear, structured outputs.
- Strong written and verbal communication skills.
- Ability to translate technical ideas for non-technical audiences and vice versa.
- An eye for user experience and customer journey design.
- Proficiency with Microsoft Office.
- Exposure to tools such as Visio, Miro, Power BI or similar process and data tools is beneficial.
- Ability to turn ideas into practical, deliverable outcomes.
