Our client is looking for an experienced Maintenance Team Manager to lead their in-house maintenance operation across a diverse residential and commercial property portfolio. This is a hands-on leadership role, managing a team of maintenance operatives and external contractors to ensure properties remain safe, compliant and ready for occupation. You'll be responsible for delivering planned, reactive and preventative maintenance, driving operational performance and maintaining high standards of health & safety, quality and customer service.
The Role
- Lead, coach and develop a team of maintenance operatives.
- Plan and prioritise maintenance works across multiple properties.
- Manage reactive, planned and preventative maintenance programmes.
- Oversee contractor performance, quality and compliance.
- Ensure all properties remain safe, compliant and operational.
- Carry out quality inspections and support the team on-site when required.
- Manage maintenance budgets and identify cost-saving opportunities.
- Monitor KPIs, produce performance reports and drive continuous improvement.
- Maintain accurate records using CAFM/property management systems.
- Work closely with operational, finance and customer service teams to support business objectives.
About You
You'll be an experienced maintenance or facilities management professional with strong leadership skills and a practical approach to problem-solving.
Essential
- Minimum 5 years' experience managing a maintenance or facilities team.
- Experience overseeing residential, commercial or mixed-use properties.
- Strong knowledge of planned, reactive and preventative maintenance.
- Experience managing contractors and maintenance budgets.
- Good understanding of statutory property compliance and Health & Safety legislation.
- Experience producing RAMS and COSHH assessments.
- Full UK Driving Licence.
- IOSH Managing Safely (or equivalent).
Desirable
- Experience within property management, social housing or property guardianship.
- Experience using CAFM or property management systems.
- NEBOSH or other relevant Health & Safety qualification.
- Facilities Management or Construction qualification.
