A highly established and successful private property investment and development company is seeking a Senior Commercial Lettings Negotiator to take responsibility for leasing activity across a defined commercial portfolio. The role involves managing the end-to-end lettings process, maintaining occupancy and supporting the effective management of the portfolio in line with long-term investment objectives.
- Management of the full leasing cycle from marketing through to completion.
- Supporting the legal process through to lease completion.
- Supporting asset management initiatives including rent reviews, renewals and void reduction.
- Building and maintaining relationships with tenants, agents and advisors.
- Liaising with the asset management and property management teams.
- Undertaking preparation of lettings documents including Heads of Terms and completion statements.
- Monitoring market trends, rent values and competitor activity.
- Reporting on leasing performance and deal progress.
- Assisting with wider commercial projects and portfolio initiatives.
- Interdepartmental working across the business including Commercial Property Management, Landlord & Tenant, legal and other teams.
Requirements:
- Commercial awareness with focus on maximising asset value.
- Strong negotiation and lease structure capability.
- Portfolio ownership and accountability for performance.
- Understanding of co-working trends, flexible workspace models and occupier demand.
- Degree in real estate, property or related discipline.
- Minimum 5 years' experience in commercial lettings or a similar role.
- Experience negotiating commercial lease terms and completing transactions.
- Exposure to the Central London property market.
- Experience managing external lettings agents.
- Involvement in asset management initiatives including rent reviews and renewals.
- Strong understanding of commercial lease structures including rent reviews and break clauses.
- Good working knowledge of Microsoft Office including Word, Excel and Outlook.
- Knowledge of property management CRM systems.
- Awareness of current market trends in the London commercial property sector.
- Ability to interpret and apply market data.
