My client, a growing property business with an expanding portfolio of residential and commercial developments, is seeking a block manager to come in and run the department for them.

Key Responsibilities
  • Managing a portfolio of residential blocks and commercial units
  • Acting as the main liaison between landlords, leaseholders, tenants, brokers, and contractors
  • Overseeing long-term rental agreements with local councils and housing brokers
  • Organising maintenance, repairs, compliance checks, refurbishments, and major works
  • Preparing and managing service charge budgets
  • Conducting regular site inspections to maintain property standards
  • Handling Section 20 notices and leasehold queries
  • Identifying and securing new block management opportunities
  • Assisting the wider team with onboarding new instructions and clients
  • Managing budgets, insurance, and delivering cost-effective solutions
  • Providing input on property performance and improvements to senior management
Requirements
  • Minimum 3 years' experience in block management (residential experience essential, commercial experience desirable)
  • Strong knowledge of leasehold legislation, service charges, and compliance matters
  • Experience working with local councils and housing brokers
  • Solid understanding of building maintenance, insurance, and contractor management
  • IRPM qualification (or working towards) desirable but not essential
  • Excellent organisational, negotiation, and communication skills
  • Commercially aware with a proactive, growth-focused mindset
  • Comfortable working independently and managing your own time
  • Full UK driving licence and access to a vehicle
  • Ambitious and seeking a long-term role with genuine career progression
Salary £45,000 - £50,000
Working Hours Monday to Friday 8:30am - 6pm, Office-based (onsite parking available)
