Commercial Property Manager

Part Time | Up to 30 hours per week | Up to £50,000 pro rata | Richmond-upon-Thames / Thames Valley

We are recruiting on behalf of an established property investment and development business for an experienced Property Manager to join its team.

This is an excellent opportunity for a commercial property professional looking for a part-time role with broad responsibility and genuine autonomy. Working closely with the Senior Asset Manager and Managing Director, you will take ownership of the day-to-day management of a commercial property portfolio.

The role will suit someone who is proactive, practical and highly organised, with the confidence to manage occupiers, contractors, maintenance, compliance and building operations.

The Role

Reporting to the Senior Asset Manager and Managing Director, you will be responsible for the effective day-to-day management of the commercial property portfolio, ensuring properties are well maintained, compliant, secure and operating efficiently.

You will act as a key point of contact for occupiers, contractors and service providers, balancing excellent customer service with effective cost and risk management.

Key Responsibilities

Property & Portfolio Management

  • Take day-to-day responsibility for the management of the commercial property portfolio.
  • Act as the primary contact for occupiers, contractors and service providers.
  • Carry out regular property inspections and oversee maintenance and repairs.
  • Prepare and manage service charges, property budgets and expenditure.
  • Monitor costs and ensure value for money.
  • Oversee business rates and related matters for vacant properties.

Occupier & Contractor Management

  • Develop strong, professional relationships with occupiers and suppliers.
  • Respond promptly to issues and ensure effective service delivery.
  • Manage contractors and oversee works from instruction through to completion.

Lease & Property Administration

  • Develop a sound understanding of lease obligations and support tenant fit-outs.
  • Maintain accurate property, lease and compliance records within the property management system.
  • Ensure relevant documentation is current and readily accessible.

Facilities, Maintenance & Compliance

  • Oversee planned preventative maintenance, inspections and reactive repairs.
  • Maintain oversight of building systems, including HVAC, MEPH and other essential services.
  • Ensure properties comply with relevant health & safety, legal and regulatory requirements.
  • Manage property risk, insurance, security systems and emergency procedures.
  • Monitor contractor compliance, safety inspections and records.
  • Maintain O&M manuals and wider compliance documentation.

About You

We are looking for an experienced commercial property professional who combines strong property management knowledge with a practical, hands-on approach.

You are likely to have:

  • Proven experience in commercial property management.
  • Strong knowledge of building operations, maintenance and compliance.
  • A relevant property, facilities or technical qualification.
  • Excellent communication and relationship-management skills.
  • Strong organisational skills and attention to detail.
  • A proactive approach, with the confidence to take ownership and solve problems.
  • Good Microsoft 365 skills, including Word, Excel, Teams and Outlook.
  • A full UK driving licence and access to a car.

This role would particularly suit someone who enjoys working within a smaller, entrepreneurial property business, where they can make a tangible contribution and have broad responsibility across the portfolio.

Hours: Part time, up to 30 hours per week
Salary: Up to £50,000 pro rata, dependent on experience
